• Masterplan Development Lead with full responsibility of the project development cycle. With a main development vision to develop the inter masterplan of 370, 000 sqm to be a premier multi-purpose destination for the Eastern Province and to meet the diverse entertainment, leisure, hospitality and active waterfront community space needs of residents and tourists alike.
• Develop and implement a Business Plan and Delivery Strategy. Manage/review the due diligence process of the Al Khobar project including managing consultant designs, fee comparison analysis, site investigation review, identification of unusual project costs, obtaining and reviewing required documents from authorities.
Manage project design activities, including preparing vision statements and design RFP’s, managing the appointment of designers and overseeing design development;
•Coordinate the authority approval process (Municipality, utilities, etc.) to maximize development outcomes, ensure conditions of approval are managed and satisfied and ensure occupation certificates are secured on a timely basis;
•Participate in negotiating and agreeing terms of appointment for contractors and consultants;
•Actively manage project schedules, including anticipating and resolving possible roadblocks to ensure on time project delivery;
•Closely monitor project costs to ensure on budget project delivery, including addressing and resolving key procurement contract variations;
•Establish and maintain strong relationships with all utility providers/government departments to ensure services are provided according to project schedules;
•Identify development, enhancement opportunities, including commercial assessment (market, financial and risk), and be able to persuade stakeholders to support these initiatives;
•Support Managing the development of sales and leasing strategies, the appointment of agents and monitor the achievement of targets;
•Provide constant progress updates and monthly written reports on construction progress, major issues or conflicts and anticipated roadblocks, as appropriate.
•Ensure the site safety standards from time to time are met or exceeded by contractors and that any safety targets are achieved; and
•Ensure handover of completed projects, including recommending and appointing property managers and facility managers.
•Provide valuable contribution regarding the selection and ongoing assessment of the approved list of contractors and consultants;
•Provide input into development feasibility studies and business plans, including optimal land use, project design and delivery, development costs and sales and marketing strategies;
