Project Planning: Developing a comprehensive project plan outlining key milestones, timelines, and deliverables. This includes coordinating with architects, designers, contractors, and suppliers to ensure alignment with the client's vision and specifications.

Budget Management: Creating and managing the project budget, including cost estimation, procurement of materials and services, and tracking expenses throughout the project lifecycle. Identifying cost-saving opportunities and managing financial resources effectively.

Vendor and Contractor Management: Selecting and managing vendors, contractors, and subcontractors involved in the fit-out project. Negotiating contracts, overseeing work progress, and ensuring compliance with quality standards and project requirements.

Design Coordination: Collaborating with architects and designers to develop design concepts, space planning, and layout configurations that meet the client's objectives and functional needs. Ensuring that design elements are implemented accurately and efficiently.

Permitting and Compliance: Obtaining necessary permits and approvals from regulatory authorities for construction and occupancy. Ensuring compliance with building codes, zoning regulations, health and safety standards, and other relevant requirements.

Quality Assurance: Implementing quality control measures to ensure that construction work meets specified standards and adheres to design drawings and specifications. Conducting regular inspections and addressing any issues or deviations promptly.

Schedule Management: Creating and managing project schedules to ensure timely completion of construction activities and fit-out installations. Identifying critical path tasks and dependencies, and proactively addressing schedule delays or disruptions.

Risk Management: Identifying potential risks and developing mitigation strategies to minimize their impact on project delivery. Monitoring and managing risks throughout the project lifecycle, and implementing contingency plans as needed.

Communication and Stakeholder Management: Facilitating communication among project team members, stakeholders, and clients. Providing regular updates on project progress, addressing concerns or issues, and managing expectations effectively.

Documentation and Reporting: Maintaining accurate project documentation, including contracts, permits, drawings, change orders, and progress reports. Keeping stakeholders informed of project status, milestones achieved, and any deviations from the original plan.

Handover and Closeout: Coordinating the final handover of the completed fit-out project to the client, including final inspections, commissioning of systems, and obtaining sign-offs. Ensuring a smooth transition to occupancy and addressing any outstanding issues or punch list items.

Project: King Abdullah Financial District (KAFD)
Client: KAFD Development and Management Company (DMC)
I am responsible for the successful planning, execution, monitoring, control, and closure of a project while reaching set targets both safely and correctly.
Responsibilities:
• Report to a Senior Project Manager / Director as part of a team undertaking day-to-day delivery.
• Support the development of the client brief and Project Execution Plans to suit the specific requirements of the project
• Undertake full design management and manage design teams in the development of design solutions to meet the client's expectations and budget.
• Fully manage and handle local government approvals process.
• Administer complex building contracts, proactively managing and confirming the compliance of contractors/consultants to the contract terms and conditions.
• Assist with the compilation of tender documents and critically reviewing tender returns, contract negotiations, award of contracts and client reporting.
• Adhere to project documentation, programs, master budget etc.
• Produce reports to suit relevant stages of the projects.
• Deliver projects within the framework of risk, sustainability, and environmental considerations agreed upon at the business case/client brief stage, while maintaining focus on time, cost, and quality.
• Monitor and report on the contractor's progress against the contract program.
• Manage consultant teams to ensure that the contractor's design is done in compliance with the contract.
• Manage consultant teams to ensure that the built product is compliant with the contract.

This enormous site with over 17 parcel and Central Services buildings including 4 Towers are fully completed. I am responsible for effectively managing the facilitation and review of the proposed fit-outs, move-ins, and modification of multiple retail and commercial Tenants across several developments.
Pre-Construction Phase:
• Receive confirmation by the Tenant Appointed Fit-Out Contractor including providing company registration Certificates filling up in the dedicated (Contractor vetting Form) to ensure that company is working legally in the Kingdom of Saudi Arabia, all certificates are valid.
• Schedule and conduct kick-off/pre-start meetings with the project management team and tenant, to ensure fit-out guidelines and related documents to the Tenant. Receive, review and obtain approval for design at several stages and manage Tenant Variation Requests.
• Prepare documents and as-built data (Utility budgets) to facilitate interior fit-out design preparation.
• Conduct reviews of the leased sites in anticipation of the fit-out and conduct site visits with tenants, designers, and contractors.
• Prepare and issue handover documentation (including a photographic schedule of conditions) to the Building Management Team, the Landlord Team, and the Tenant.
• Assist Property Management Team in closing out any defects raised during site handover protocol meeting.
• Review the concept Design submitted by the tenant and providing review comments in the concept design review approval.
• Support and maintain continuous contact with tenants and designers throughout the conceptual design phase until the final design approval is achieved.
• The prime objective is to have adequate management systems in place to continually ensure prompt, effective, low-cost service for achieving superior results for the client and properties
• Review the detailed design technical information including schedules, drawings, and specifications for MEP and Architectural works for approval in line with the base-build utility budget limits.
• Review the fit-out contractor’s insurance Construction All Risk(CAR) to ensure compliance with the lease.
• Create a log sheet of the contractor’s insurance to ensure they remain valid throughout the duration of the works.
• Issue Permit to Work when all above procedure points are completed to commence the work.
• Maintain all submitted drawings log up to date by each tenant.
During the Construction Phase:
• To ensure all approval/documents are in place and issue permits for the commencement of the fit-out work on site.
• Prepare the RDC all fit-outs progress report summary on weekly basis to update the status of the fit-out and related any issue.
• Prepare the Monthly fit-out report.
• Prepare the observation report if found unsafe practices by the fit-out contractor observed on-site, safety notification along with warning notice issued to the contractor.
• Facilitate site induction sessions (Building Regulations and Rules) for all subcontractors and workers and issue Access Permits.
• Carry out the Health and safety audits and the HSE team and distribute Audits to the Project Team, the Tenant, and Property Management Team.
• Regularly inspection on the site, ensure all issues are recorded and conveyed to all parties. resolve any issue relating to the work on site.
• Conduct above the ceiling and any buried services inspection before ceiling close.

• Manage the connections and alterations to base build systems including firefighting system, fire detection system interface, chilled water, electric, water, and drainage, etc.
• Control and coordinate the fit-out activities in the best interests of the Landlord and collective tenancy.
Post Construction Phase:
• Review the Method of the statement, Risk Assessment, and program of final testing and commissioning report.
• Schedule and conduct the final inspection based on As-built drawings and issue completion certificate (following Civil Defence Approval)

Scope of work: Building Construction and Finishes Works
Responsibilities:
• Reporting to Assistant Area Manager, plan, control, and monitor the actual execution of all civil-related works of the project, to ensure that the project execution in accordance with all the approved construction drawings, contract documents, specifications, and all applicable standards.
• Conduct meetings with the Clients and Project teams, identify possible problems that might occur during the course of construction and its recommendation and corrective actions to be implemented.
• Participate in planning, risk identification & assist in resolution of issues in a timely manner.
Ensure all material inspection and testing is carried out in accordance with the specification and the contract requirements.
• Supervise, monitor, and inspect contractors' work during the contract execution to ensure compliance with the terms and conditions of the contract, and report any discrepancy between the contract and actual work to the Design & Engineering Services Manager.
• Plan and analyze all possible construction methodologies and recommend the best options to the Asst. Project Manager for approval prior to execution at site.
• Interpret construction drawings and study the contract documents and applicable standards or specifications prior to execution of any jobs.
• Plan execution of all civil related works and coordinate the works to electrical and mechanical groups
Coordinate with Client representatives for any site instructions and inspection of works.
• Assign targets for accomplishments and ensure targets are met on daily basis for all civil groups at the site
Submit site daily reports, inspection requests, estimates and all applicable monitoring reports on a regular basis or as required.
• Directly responsible for the safety of all civil groups’ personnel of the project by ensuring that the project execution will be done according to all applicable health, safety, sanitary and environmental standards.

Project: King Abdullah Bin Abdul Aziz Foundation for Development Housing dedicated to his parents for Jazan Housing Scheme.

Scope of work:
The project involves Construction & quality management system expertise, organizational skills, supervision, communication, and teamwork of civil, architectural, electro mechanical numerous buildings such as Villa’s, Schools, Medical Centre, Mosques (Precast & CIP) and infrastructures.
Duties and Responsibility:
•Hired supervising the work to ensure meeting the quality requirements and execution as per the design and project specification. Different materials e.g. anchor bolts embedded plates etc. within required time for smooth execution of job. Raised PTW (Permit to Work) and RFI (Request for Inspection) well ahead of planned activity.
•To supervise all precast structure members to carry out in proper place and fixit on site as per approved drawing and specification.
•To ensure that all materials used, and work performed are as per specifications, ASTM standard, ITP and method of statement.
•Supervised all activities such as excavation, steel fixing according to approved bar bending schedule, formwork according to true line and level and also the concrete pouring activity (checking of concrete temperature, slump, concrete compaction, layer thickness, cold joint etc.)
•Responsible for prior planning and the identification of critical material essential for the project construction, identifying ongoing project risks, mitigating risks
•Involved in coordination with third party (batching plant/ testing agency) for in time delivery of concrete, concrete and grout sampling, soil sampling & field density testing

•Finishing Work (Brick Work, Plaster, Every Kind of Flooring).
•Site Architectural Layout regarding Brick Work, Door Windows, Floor Levels, Lintel and Stiffeners.

•To Check the quality of prepare the Sub Contractors Bills along with execution of site.
