Key Responsibilities:
➢ Develop the most appropriate method and sequence of operations for all kinds of projects, in conjunction with the project manager/ technical engineers.
➢ Provide leadership in effectively applying Project Management and best practices.
Oversee the entire project work and anticipate a demand in terms of labor, materials, equipment and technical challenges.
➢ Ensure that all contractual and legal matters related to the projects are dealt with properly and promptly.
➢ Lead responsibility for the implementation of all the appropriate legislation, policy, quality, financial and technical standards and processes for the project in accordance with the client requirements and company standards.
➢ Ensure that the client is properly billed and those payments are received in a timely manner for all projects.
➢ Act as the Company’s representative with the client, consultant and selected subcontractors during the execution of the project.
➢ Monitor, identify, and analyze all projects costs with a view of facilitating the completion of the projects at minimum cost and well within budget limit.
➢ Maintain under regular review the mobilization / demobilization plans of the projects in order to facilitate the relocation of the workforce and the utilization of resources in other locations / projects
➢ Recommends solution or recovery plans to schedule impact delays.
➢ Guide, control & implement action plans to optimize the utilization of resources, equipment, material, tools etc. within projects.
➢ Regularly monitor the cash flow of various projects and control the expenses wisely
➢ Negotiate changes to the scope of work with the client and key subcontractors.
➢ Ensure that the projects’ safety and quality control systems, properly and efficiently satisfies the requirements of the Contract.
➢ Oversee and control the Project functions of planning, Quantity Surveying, progress and Cost Control.
➢ Review Contractor's Variation Proposals with extensions of time and prepare reports and comments, and to carryout analyses of trends and highlight potential problems
➢ Monitor the performance of service providers, sub-contractors to ensure performance targets are met and to instigate appropriate remedial action for underperformance.
➢ Manage and motivate staff, including the management of individual and team performance, identifying and facilitating training, safety and development opportunities for team members to meet performance.
➢ Reviewing contract variations, specification variations and extra claims with project teams during execution
➢ Monitor all work progress on a day-to-day basis to ensure conformance with schedule, contract documents and project budgets.
➢ Ensure a comprehensive, active and well-recorded liaison between the project, the consultant engineer and the subcontractors.
➢ Manage multiple resources and maintain current knowledge of project and respond to operational, administrative and technical inquiries.
➢ Drive innovation and efficiency across the project management team

Project:
Construction of 33 Courts and Notaries in Riyadh Region.
( 28 sites in 15 Cities with An area of 120, 000 square meters of public buildings, including about 33 main buildings and other 66 small buildings around Riyadh Region, with a total construction cost of SR830M.

Responsibilities:

Ensuring that all operations are being held as per the standard construction methods and procedures and complies with standards and regulations, and taking all safety precautions, permits and licenses prior to work execution.
Prepare execution weekly reports for all 28 projects.
Following all site activities and comparing them with the initial plan and budget, and making all required rectifications plan.
Ensure that all updated project documents ( drawings and materials approvals ) reach the site managers on time .
Preparing periodic reports with respect to the project's activities and achievements to be submitted to the Project Director, project planner, Ministry Engineers, and high management on a weekly and monthly basis.
Specifying manpower requirements according to recruitment and selection and human resources planning practices.
Coordinating with the Material Management, Procurement and Warehouses Departments to specify requirements of supplies and equipment.
Review of monthly progress invoices.
Co-ordinate and review staff performance and ensure compliance with requirements.
Coordinating with the Engineering staff to discuss shop drawings and specifications.
Coordinating with the Planning staff to set schedules and plans for the working staff.
Approve all purchase requests prepared by site managers.
Review and monitor in a timely manner, the Contractor's proposed construction equipment, and manpower histogram.
Ensure contractors compliance with its contractual obligations concerning Design changes, Tender Notices etc.
A regular visit to Project sites for monitoring of site activities in respect of Quality, Safety, and Progress.

Projects:
STC - Dammam Data Center :
(An area of 20, 000 square meters of IT functional buildings, including about 9, 000 square meters of buildings space, with a total construction cost of SR200M).

Responsibilities:
Ensuring that a project runs smoothly and that the structure is completed on time and within budget.
Checking and approving all Structural activities.
Ensuring that all Structural activities done as per specification and required quality.
Supervising and visiting contractor on site and advising on civil engineering issues.
Ensures that both the health and safety project plans are implemented.
Ensuring that a project runs smoothly and that the structure is completed on time and within budget.
Managing, supervising and visiting contractor on site and advising on civil engineering issues.
Compiling, checking and approving reports.
Review and approve all contractor structural payment requests.

Projects:
King Abdullah Financial District - Parcel 3.04 :Multi-use building with offices, residential apartments and retail outlets with total built-up are of 96, 868 m2. The buildings are a mixed occupancy complex includes 4 basement floors as car parking, offices tower block 31 floors, Apartments tower block 23 floors, with a total construction cost of SR1300M.

SABIC Plastic Application Development Center ( SPADC ):An area of 80, 000 square meters, including about 43, 000 square meters of building space, with a total construction cost of SR300M.

Responsibilities:
Managing the execution of construction plans using the specified resources and equipment, planning and following up day-to-day activities and programs
Supervising all on-site operations including land clearing, landscaping, building construction, excavation and erection of structural framework…etc. and ensuring its implementation in alignment with the project plans and within the specified budget .
Ensuring that all operations are being held as per the standard construction methods and procedures and complies with standards and regulations, and taking all safety precautions, permits and licenses prior to work execution.
Leading the completion of all required tasks on time and requesting modifications in plans and schedules when needed.
Making sure that all discrepancies and nonconformities are being resolved and reporting any obstacles or conflicts to the concerned parties
Managing the implementation of construction method statements, reviewing all correspondence and ensuring that all construction related documents are being properly maintained and available when needed.
Participating in the selection and recommendation of suppliers and subcontractors based on past experience .
Meeting with subcontractors to discuss technical matters and agree on timeframes, procedures and methods to be followed, and following up on their work progress on a regular basis.

Projects:
Grand Mall (Marina Mall):Commercial building consists of two stories & roof annex floor of total covered area 52, 000 M2 located within 50, 000 M2 site areas. Mall includes show rooms, food court, recreation & playing area. With a total construction cost of SR55M.

Venice & City Mall site development.

Responsibilities:
Developing methods, procedures and plans for all project related functions such as construction, procurement, administration, health and safety, and leading the associated implementation and supervision.
Managing and controlling all tasks and activities of the project at all stages and conditions in order to ensure delivering project's outcomes within the required timeframe, budget and quality.
Monitoring and controlling work activities to ensure that the project is managed in a safe and professional manner, undertaken in compliance with all contractual requirements and executed at the required performance level.
Developing key performance indicators to measure the overall performance against the project goals and meet client's expectations in a timely and professional manner.
Controlling changes to the project's scope, variance factors and changes to the project's budget, and producing complete project final account detailing any variations.
Controlling information distribution to all concerned parties, providing assistance in producing required and supporting documents such as construction method statements and drawings to be submitted to the client.

Preparation to shop drawing and getting approval from Riyadh Municipality. Project execution and inspect the Civil Works as per the approved shop drawing. Supervision for Excavation works and checking the compaction levels, bedding sand levels and compaction Preparation and implementation of project inspection and testing plans. Supervision of Backfilling and Asphalt works as specifications.
