and negotiate multi-million dollar deals with government ministries, banks, and other reputable firms. Chair department meetings to ensure smooth workflow with Construction Managers in charge of projects. Take charge as the Acting CEO during the CEO’s absence to resolve issues, perform hard-hitting negotiations, direct meetings with clients, staff, contractors, and other stakeholders, visit sites, and supply financial and other reports to the Chairman and other Board members.
Key Projects:
♣ Mixed-Use High-Rise Buildings: Spearhead the development of Crystal Tower (50 floors of offices and retail tower), Intercontinental Tower (70 floors of offices, hotel, and retail tower), Gravity Tower, Al-Raed Tower (Phase II), and the Three Towers Offices Building, all in Kuwait.
♣ Hotels: Assume control of Holiday Inn’s hotel extension, Crowne Plaza Hotel’s major extension (Phase II), and InterContinental Tower (Phase II) projects, all in Kuwait.
♣ Residential Complexes and Schools: Direct the design, construction, and maintenance of 150 schools and the Umm Al-Qasr housing complex in Iraq, along with the Farwaniya and Salmiya residential buildings in Kuwait.
♣ Government and Oil Projects: Lead the design, implementation, and maintenance of the Ministry of Education’s buildings, the Ministry of Public Works building, and the Al-Messilah Neighbourhood Centre. Take charge of the design, building, and erecting of Kuwait National Petroleum Company’s (KNPC) Natural Reserve Fence and KNPC’s New Incinerator Stacks that is 110m in height. Organise the development and upkeep of KNPC’s new head office building, club, and spring camp.
♣ Conventional and Automated Multi-Storey Car Park Projects: Supervise the design and construction of multi-storey car parks for the Crystal Tower and the Park Hayat, as well as automated multi-storey car parks at Jahra Court and Farwaniya Court, all in Kuwait.
♣ Healthcare Project: Design and construct a wellness clinic at Bneid Al-Gar in Kuwait.
Managing Director (Egypt and Qatar) 2009 - 2010
Oversaw all stages of design, acquiring authorities’ approval, monitoring and negotiating tenders, and finalising and signing off on contracts. Prepared status reports on works’ progress to top management. Interacted directly with stakeholders such as banks, consultants, contractors, government authorities, and so forth to ensure on-time completion of projects. Resolved conflicts and other emerging issues.

Key Achievements:
♣ Promoted to the position of Deputy General Manager for outstanding achievements.
♣ Provided technical leadership for the design, construction, and completion of two major projects in Qatar and Egypt.
♣ Plotted and engineered five restaurants in the Cairo Project that valued USD 4 million.
♣ Constructed 14 six-storey buildings and 600 villas in the Al-Murooj residential mega project in Egypt that valued approximately USD 450 million.
♣ Erected a new concrete batching plant in Qatar with a production capacity of 120m3/hr.
Constructions Manager, 2007 - 2009
Chaired weekly meetings with consultants, clients, subcontractors, and Project Managers to discuss pending issues and to ensure a smooth workflow. Visited sites to conduct inspections and reported to the General Manager. Liaised with banks, government ministries, and other stakeholders to ensure approval of works.
Key Achievement:
♣ Managed several projects including Crystal Tower, Intercontinental Tower, Gravity Tower, Warba Insurance headquarters building, Ministry of Defence, Crowne Plaza Hotel, Holiday Inn, Salmiya’s residential building, and a 400 lot multi-storey car park, all in Kuwait.

Conducted risk assessment, and appraised variation orders and claims to ensure the practice of stated procedure and schedule. Carried out regular site quantity surveys with a team of Engineers. Evaluated contract bids and examined technical specifications for project requirements. Ensured projects’ plans adhered to the budget and timeline by surveying financial proposals and cost audits. Governed quality assurance staff to ensure projects’ adhered to milestones and quality specifications. Assessed the performance of various ministries and public authorities for compliance with established policies and procedures.

Co-ordination with govt agencies for approval of project plans and obtaining project implementation licenses.
Management of contractual operations with sub-contractors, verifying tender estimates and preparation of budgets.
Site & construction supervision throughout the tenor of the project.
Effectively negotiate and curb any conflicts & disputes.

Review design submittals for accuracy and technical feasibility.
Review contractors' construction & resource schedules and oversee compliance throughout the construction phase.
Monitor performance of the consultants and contractors relative to their respective agreements and ensure compliance therewith.
Control & review tender & working drawings to ensure quality standards & compliance with requirements.
Financial control during construction, including review and evaluation of payment certificates, cost variations, time overruns, etc & agreements thereof with contractor.
Supervise & review Snag list reports & final hand over of the project.
Continually liaise with concerned Ministry (project owner) & Authorities, to ensure incorporation of their requirement into the projects.
Provide advice on contractual procedures and claims & disputes.
