•Managing a GLA portfolio of about 158 K sqm of shopping mall Retail, F&B and Leisure outlets at ‘Cairo Festival City Mall’.
•Coordinating fit-outs, move-ins and move-outs, lease negotiations and renewals as well as unit showings.
•Establishing leasing objectives with the direct line manager for any potential vacancies or new retail units for the Mall.
•Creating a database of inquiries and suitable prospects for the re-letting of any potential vacancies within the mall.
•Undertaking negotiations with prospective tenants, for presentation to the Leasing Committee for final selection and finalizing the deal with the agreed brand or concept.
•Maintaining occupancy levels and revenue levels in the mall.
•Renewing lease expiries that are due, in line with the agreed leasing strategy for the mall management.
•Identifying potential problem tenancies or vacancies in advance where possible, through sales data/operations feedback and formulating a replacement strategy with the direct line manager for implementation.
•Preparing regular leasing reports, updating line managers on the overall leasing status and potential critical issues.
•Understanding market changes, including identifying new brands in the market and synergizing those brands with the relevant merchandise mix in CFCM.
•Reviewing the yearly Retail division plan and prepare the merchandising plan for the retail precincts.
•Preparing and executing, along with senior management, the strategy for the various retail precincts in accordance with the master merchandise plan.
•Ensuring that the merchandising mix of tenants achieves the positioning of the Mall as a premier international destination for retail, F&B and leisure activity.
•Ensuring that the leasing policy is strictly adhered to at all times.
•Perform and ascertain market intelligence in order to gain information that would lead to maximizing the mix and quality of the tenant representation within the project.
•Working with the tenant coordination team in transitioning from executed contracts through to the handover of tenant spaces and commencement of fit out, through to trading.
• Managing & directing a portfolio of more than 140 000 sqm (about 195 properties), which represents all Real Estate activities owned & acquired by the bank;
• Located & contracted more than 130 Commercial & Administrative properties (Branches, Offices, Archives, etc…) for the bank to date;
• Located & Contracted more than 70 Residential properties for bank’s staff all over Egypt (Expatriates & Local Staff);
• Planning annual bank network expansion plans, budgets setting & Allocation with management.
• Managing financial operations of properties - Payments for leasing, installments, taxes, insurance and others.
• Responsible for contract & price negotiations for all types of Real Estate;
• Managing a Property Team (Agents, Administrative, Brokers, etc…) & ensuring goals are met & achieved efficiently;
• Supervising a network of brokers & companies for property locating & evaluating;
• Monitoring the administration of leases, tenant relationship management, payment of rent, and renewal of leases.
