In my previous role as CEO of the family holding company Wolverlife Investments Ltd I set this company up as an SPV to buy back a property as part of a refinance agreement with a financial institution. I am currently leading the redevelopment of the property to a Modern Grade A Office Block of circa. 70, 000 square feet.
I set up Athway Construction Limited to develop two residential developments on lands I had purchased. The first was a small development of nine apartments worth approximately AED10m. The second was a larger residential development consisting of sixty three residential units with a value of AED60m.
I was appointed CEO of Wolferlife Investments Limited in 2010. I came up from it's construction company Congil Investments Limited. My remit was to manage the group and its development portfolio worth over AED800m through the worst recession ever to hit Ireland.
I successfully managed this through the negotiation of new and existing leases, by developing and maintaining relationships with clients and associates and crucially by introducing new investors to the group.
These new investors allowed us to negotiate all our debt facilities with the relevant financial institutions through asset sales and redevelopment. It allowed us to restructure the group through new SPV's and protect the group going forward.
Congil Construction Limited was set up as the construction company for its parent company Wolverlife Investments Limited. I project managed the construction of 2 developments while overseeing the development of a further 3 developments. The developments were; C uirt Seoige, Galway City. This was a residential development of 114 apartments and leisure centre. W estpoint Shopping Centre, Mayo. A mixed development of retail, office and 101 apartments C laregalway Corporate Park, Galway. A 20 acre retail warehousing park. C ity Limits Entertainment Complex, Galway. A 150, 000 sq ft complex with a cinema, bowling, bar & nightclub and multi-storey car-park C ISCO Building, Galway. A 55, 000 sqft office block consisting of 4 storeys over basement carpark. Responsibilities included; • Leading the whole construction team ensuring efficient and timely execution. • Planning production and monitoring work progress on daily basis. • Controlling manpower, procurement and progress ensuring operational costs are within budgets. • Ensure that Sub-Contractors duties are performed by competent and experience personnel and in sufficient numbers. • To manage resources and equipment to achieve contract completion within budget and time. • Maintaining top level communications with the Managing Director including attendance of all progress meetings and handling of correspondence.
The programme uses a blend of realistic project, exercises, lectures and discussion to help participants develop the necessary skills to effectively manage any size of project from beginning to end.
The course ensures you will be able to manage the construction process and to meet the needs of clients within legal, financial and environmental constraints. The syllabus teaches the students that Construction Managers require a combination of engineering knowledge, good business and organisation skills and a capacity for leadership in managing the building process.
