•Manage new site design, development, pre-construction, and construction phases.
•Responsible for overall project management, project planning, scheduling, resource management, budgeting, construction, commissioning, and startup, and establishing and meeting critical project objectives.
•Early involved in the proposal phase, and participate in the proposalpreparation, subcontractors’ selection, and winning strategy definition.
•Plan all the activities of internal and external resources.
•Monitor the progress and performance of the various activities to reach thecontractual deadlines.
•Monitor project during execution, identify variations, coordinate with the clientteam, consultant team and the contractor on all activities, including the schedule, long lead items, Drawing and Materials
•Implement project procedures and use reasonable endeavors to ensure thatthis procedure is always observed.
•Review/Create/manage construction documentation for projects: method statements, computer planning schedules, safety plans quality plans, engineering drawings etc. All as necessary to meet project requirements.
•Allocate supervision and site staff requirements on specific projects.
•Manage project costs, estimate/evaluate contract variations.
•Monitor the financial part including contract budget, invoicing, Account Receivables & Cash flow- Identify, evaluate and limit technical and commercial risks.
• Participate in various visits and meetings including close-out meetings.
• Ensure compliance with internal or designated standards and quality requirements.
• Identify Risks and prepare risk register and related mitigation plans- Prepare- Review -Approve designs, Drawings, equipment, 5 level of testing.
Manage entire project life cycle from site selection and assessment, design various phases coordinating with designers and engineering experts to produce optimum design and meet target availability and client requirements with focus on Electro-Mechanical infrastructure systems design and calculations such as Power, security Fire alarm, low current, lighting, HVAC, Fuel, Leak Detection, Water supply, Drainage& Storm Water, control, and Fire Fighting Systems
• Design optimization and space utilization in coordination with deferent departments like architectural and Structural
• Generates project visualization, initial model using reference design templates and cost estimate for business case inception.
• Achieving handover plan, ensuring documentation completed on time & quality.
• Ensuring obtaining targeted Tier III & IV certification (i.e., TCCF, TCOS by Uptime)
• Technical review of RFPs and tenders, Verify, invoices, variations and delays in the works, report status and findings to higher management.
• Monitor key project processes, partnering with client to make improvements.
• Lead and attend key meetings to monitor progress, actively collaborate on solving problems and communicate impacts to partners.
• Coordinate with the client team, consultant team and the contractor on all activities, including the schedule, long lead items, Drawing and Materials
• Identify issues proactively and work with the team to resolve effectively.
• Monitor the day-to-day activities in the field, manage the flow of information, report and track issues arising from progress, quality, and safety.
• Handel special mission critical equipment (UPS, Rectifier, CRAH/CRAC, Chiller, Economizers, FAHU, chilled water pumps
• Undertake site location selection and risk assessment according to standards.
• Analyze CFM report and feedback to designer and take necessary actions.
• Manage Mechanical, Electrical & Plumbing systems (Chillers, AHU’ FCU’s, Generators, Boilers, Laundry, central heating, transformers, LV & LC systems lighting, lightning & grounding, access control, CCTV, tel./intercom systems, BMS, Elevators, Fans, firefighting, Domestic and wastewater pumps, and Systems
• Manage Blueprints “Design, Shop, coordination, and As-built Drawings”.
• Order the required material on time and prepare long lead materials orders.
• Maintain and achieve the required level of quality using the available company resources.
• Follow up with subcontractors for the progress of works, quality, measuring the monthly bills and material delivery.
• Prepare the updated plan and progress reports (daily, weekly, monthly)
• Review/comments on all mechanical technical deliverables, including specialist supplier elements and interfaces, to establish that they are within budget, are fully coordinated and are buildable.
• Coordinates with project team to resolve mechanical technical related construction queries.
• Makes decisions within parameters set by area or technical managers, using job/ specialist experience.
• MEP inspections handling, follow up testing and commissioning, solve and clear all project problems.
• Implemented and enforced work schedule, completing different tasks on time.
• Manage large-scale construction projects for clients, ensuring they are delivered on time, within budget, with high quality.
Arab National Bank offices tower in Riyadh -KSA is a high rise building with 20 floors of offices, 3 data center rooms with precision cooling, and 4 basements for car parking. Besides separate 10 floors car parking. I achieved the targeted MEP works in a short time by managing all electro-mechanical team of engineers, technicians, and labors total of 40 person.

Al-Aweer vehicle Service station(2 Million ft2) for Dubai municipality(18 building for Dubai municipality with different types i.e. service stations, car washing, testing, tire stores, tire workshop, staff Accommodation, management building, etc.) +(15 building for Dubai government with similar buildings as Dubai municipality.

Projects:
3 residential towers within Jumeirah Beach Resident (JBR) sector 02 (2 towers 44 level +1 tower 48 all having on one podium) :( As MEP managers on behalf of the contractor (Saleh Construction)) Excel Consultant got a job to involve in all the electro mechanical issues and to motivate the progress and enhance the quality of the site installations in order to get the work approved by the main consultant (Hyder Consultant). I studied the case and monitored each part of the project (i.e. material deliveries, staff and labor, quality control, planning and inspection follow up etc. then the works improved and got approved with job completed within 12 months only
it was a great achievement to me and a godd record for my company.
