Project -Riyadh Metro Line 3 Operation and Maintenance

Operation and maintenance of MEP systems for Data centers/Data rooms for all Digital City.
Lead and manage the FM operation functions while ensuring the planning and allocation of all resources, and the implementation of the appropriate controls ensuring all the activities are carried out in an efficient and effective manner and objectives are met.
Monitor service delivery performance and lead the evaluation of sub-contractors’ performance to ensure the selection of appropriately qualified service providers at the optimum pricing in order to deliver the expected quality of service.
Monitor and control the execution of maintenance activities, review the preventive and corrective maintenance programs, and supervise the implementation to ensure the provision of quality maintenance works to the facilities in MEP, Civil etc.
Ensuring effective planning and implementation of HSE inspections, Energy management inspections and audits in order to meet regulatory and company standard.
Maintain the KPIs to meet with the organization goals by ensuring SLA are met with quality service, tenant satisfaction with the customer relationship management.

Operation and Maintenance of SABIC Jubail high-rise building & support building.
Provide technical support services to the Facilities Management operations by maintaining records and all related documents.
Weekly/Monthly Reports (MMR) Reports present to the clients.
Coordination with the Clients.
Coordination with the Sub Contractor.
Ensure that the entire FM team is fully conversant with agreed operating procedures for all works.
Coordinate job requests from Customer, technicians, PPM schedules
Ensure all tasks are completed to relevant standards
Ensure methods of working practice for each task is followed by FM team and understand their responsibilities
Ensure that Health and Safety regulations, including safe working systems, risk assessments are being adhered to by in-house personnel and service contractors
Ensure all HVAC Technicians receive regular training and updates
Be available for emergency response out of hours and provide technical support
Ensure that all allocated work is performed to optimize productivity and quality of service

Operate & Maintenance of MEP systems of ZMC (Zayed Military City) Data center Plan & execute all preventive maintenance and upkeep of all engineering services.
Manage CAFM System, Follow the CM/BDM & PPM as per the schedule
Manage the team of 30 employees and follow up the daily complains in the project.
Maintenance & Troubleshooting of HVAC equipments like AHU, FCU, DX System, Package Unit, Split Unit, CCU (Closed Control unit) & Air Compressor.
Maintenance & Troubleshooting of Fire Alarm System such as FACP, Smoke Detector, Sounder/Flasher, MCP (Manual Call point) & Zone Control Valve.
Maintenance & Troubleshooting of Fire Fighting System such as Fire Pumps, Sprinkler system, Fire Extinguisher, Hose reel, Landing Valve, Fire Hydrant & Fire Suppression System (FM200/NOVEC system). Maintenance & Troubleshooting of ICONIC BMS System, Actuator, DP switch & CO2 sensor etc. Maintenance & Troubleshooting of Electrical System such as Generator, Pumps, LV Panel, SMDB, DB, UPS & Lights.
Maintenance & Troubleshooting of Plumbing system such as Chemical dosing system, Cold waterline, Hand Spray WC, Drainage line & Expansion Tank.

Operation of Maintenance of NBO (National Bank of Oman) Head office including data centers for HVAC systems.
Allocate Supervisor & technician for troubleshooting & installing work.
Prepare report for daily report.
Present weekly report to the clients.
Study all technical drawings, documents and any revisions there on.
Maintenance & Troubleshooting of HVAC equipments like Chiller, AHU, Pumps, FCU, Split Unit & CCU/CRAC Unit (Closed Control unit).
Attend project coordination and owner/contractor/architect/engineer meetings as requested or required.
Maintain and update the Shop Drawing Log, Review Shop Drawing and submittals with consultant.
Ensuring work is executed in accordance with the contract specifications, design approved Shop drawing, agreed procedures and method statements.
Maintains project schedule by monitoring project progress, coordinating activities, resolving problems.
Any other duties and responsibilities as designated by the FM Manager.

Prioritizing and organizing project tasks into the required timeline
Ensure that all material orders are released after approvals in a timely manner.
Ensure there are no wastage material and idling of manpower.
Ensuring work is executed in accordance with the contract specifications, design approved Shop drawing, agreed procedures and method statements.
Interaction with the site staff of Main Contractor for co-ordination of MEP works with civil works.
Maintain and update the Shop Drawing Log, Review Shop Drawing and submittals with consultant.
Coordinate among all involved parties & become the main point of contact between consultant and subcontractors.
Participate in the continuous updating and accurate generation of as-built documents.
Attend project coordination and owner/contractor/architect/engineer meetings as requested or required.
Any other duties and responsibilities as designated by the Project Manager.
