Project Manager for a mixed-use development situated in the Downtown area of Dubai overseeing the development of a 225key Hotel and 39 Super High-End Apartments with F&B village spread across a pair of twin towers. The Development was designed by Foster & Partners, Interior Designed by Paris based Gilles & Boissier and will be the regions first Dorchester Collection Hotel & Residences.

• Ensure compliance to all health and safety requirements in line with Project & International Standards.
• Finalising the remaining Provisional Sum packages for the Project ensuring to award within budget and where possible under, considering extremely stringent budgetary constraints.
• Continue to monitor the overall project execution of the contract works against the contract programme, carefully assessing major project deliverables including but not limited to; Time, Cost & Quality.
• Holding regular progress site walks with Executive Management and CEO providing project updates and presentations/reports.
• Orchestrating the project team in all aspects including but not limited to; administration, programming, design, commercial and site execution.
• Carrying out necessary risk monitoring and mitigation for various aspects of Design, Authority, Construction & Commercial, measuring Likelihood, Impact and Risk Value.
• Authority management - liaising and coordination with DEWA, Dubai Municipality & Civil Defense for necessary Building Permit approvals/Inspections/NOC’s
• As the Developer’s Representative, I hold regular Design & Progress team meetings with the Contractor and various Consultants
• Closely monitoring the Main Contractors performance ensuring to track progress in line with the Contractual Programme and highlighting any significant delays
• Manage a cross-disciplinary design team that includes Architects, Façade Consultants, Interior Designers, Lighting Consultants, Structural Consultants, BIM specialists, MEP engineers, ICT engineers. etc.
• Makes critical path decisions to ensure the overall success of the project, including being on time, on budget, and delivering an exceptional level of design quality
• Procurement & award of key Employer Nominated Provisional Sum packages including MEP, Facade, Joinery, Flooring(All finishes), Walls (All finishes)Sanitary, Glass, Miscellaneous Metals, GRMS/Home Automation, Vertical Transport & Landscaping. Including the Procurement & Award of turn-key fit-outs for Public Areas; Hotel Lobby, Signature Restaurants, Ballroom, Amenities (gym &pool).
• Assessing the impact(s) of technical flaws and advise on design solutions, construction changes and schedule slippages to senior managers
• Reviewing contingency plans in the event of delays submitted by the Main Contractor to ensure project progress is not affected negatively
• Issuing formal Instructions and Variations to the Contractor in line with the organization’s requirements and overall vision for the project
• Management of the Head Contract including acting as Employer’s Representative for all contractual notices and formal correspondence (NoD, RoP etc.), assessment of Variations and Extension of Time Claims
• Undertaking regular site inspections and issuing regular progress reports to both Senior Project and Development Directors advising on of site activities, progress against programme and informing of any areas of concern
• Leading & presenting VIP site walks with Omniyat Chairman and Executive Board Members as well as extremely high net worth potential buyers
• Establish strategies for resourcing, procurement, and execution
• Drive outcomes consistent with cost, time, and quality parameters
• Support the creation of conceptual design framework for key elements of the project from the envisioning process through to project execution

Tower/Construction Manager at Multiplex

Overseeing the overall construction and fit out of a Service Apartment consisting of 7 floors (119 apartments) 1 Podium and 4 basement car parks. In addition, I managed the Caesars Palace Resort FOH Public Areas, F&B Outlets as well all Suites. Overall project value is approximately 1.6 billion dirhams, with sole responsibility of approximately 520 million dirhams.

• Directed the overall planning of construction activities to identify critical milestones and priorities.
• Reviewed budget estimates and staffing requirements for the defined scope and schedule. Ensures that the services of subcontractors and major construction equipment required by the project will be available at the appropriate time to ensure maximum efficiency and productivity.
• Established both tasks and targets for Engineers for various work areas of construction operations, monitoring progress and recommending corrective action as necessary.
• Evaluated and selecting eligible subcontractors.
• Managed the assignment of manpower, materials, and equipment to maximize efficiency, maintain schedules, and to meet budget goals.
• Maintained awareness to possible problem areas and takes preventative action to ensure that critical milestones are met for each phase of the project.
• Conducted performance evaluations and recommends promotions and salary actions.
• Ensured the use of sound construction practices to attain required quality control at the maximum efficiency and minimum cost whilst doing so in a safe manner in accordance with project HSE requirements.
