Ensure that appropriate Safety Plans and safe methods of working are being followed, necessary work permit are signed, PPE are being use and all safety regulations are being observed during work as per OHASAS Preparing of annual operating budget, Preparation of engineering estimates, scope of work, financial and technical evaluation to procure spares.Provide leadership to the respective team members through clearly defined setting of team and individual objectives, performance appraisal frameworks and drive motivation of resources towards achieving the business objectives Ensure that all Lifts, cradles, and other lifting or climbing equipment used by public and contractor on site are third party certified and the certificate is valid.

Ensure that PPM is done for all HVAC and MEP Assets by the contractors as per schedule and KPI all are achieved. Interacting with customers/ Clients identify needs and evaluate alternative solutions where necessary. Applies continuous improvement principles to increase process, efficiency and quality standards of facilities.Periodically take walk around the facility, ensure that Assets are well maintain, identify the areas for improvement and provide innovative cost effective solutions.  Primary responsibility is to ensure that all Assets Preventive Maintenance (PM) Work is being carried out as per schedule. Assigning of appropriate crafts/ labor for preventive maintenance, corrective maintenance, site surveys and Emergency call outs. See that the plan activities are completed with the target, as to maintain the KPI. Ensure that available labor resources are utilized effectively and maintain high quality of PM work standards as to reduce the break down calls.

 Periodically during site visits Inspect and supervise the work of air conditioning, plumbing and fire equipment in the facilities. Doing conditioning audit of all HVAC/ MEP equipment, preparing detail report with justification for any Asset which requires major repair/replacement and presenting to higher management.
 For contracted maintenance activities to external contractors, preparing the scope of work as per job requirement arranging for safety permits and processing gate passes. Also monitoring all PPE is use by contractors and that all safety procedures are followed during the execution of work as to ensure personal safety and not to effective any equipment or disrupt other services or causes environmental health problems. After job completion checking that agreed work by contractors has been completed satisfactorily as per scope, rubbish generated is taken out of premises and follows up on any deficiencies before forward the invoice to finance for payment.
 Takeover of new project, carrying out site inspection, preparing snag list, witnessing commissioning of equipment’s, verifying the commissioning report, obtaining warranty certificates and O&M manual for all equipment. Configuring new assets in system with all specification and send to planning section to activate PM.
