• Carry out feasibility studies for all new projects across different regions.

• Work with external stakeholders and consultants such as planners, architects, and engineers for key inputs.
• Assist in preparing Business Case documents for new projects.
• Prepare Sales Pitch documents for investments, bulk sales, etc.
• Continue to enhance, improve and make recommendations on feasibility templates, analysis, and standardization.
• Manage feasibility and cash flow analysis relating to specific projects.
• Create, review, and report cash flow projections based on equity and/or finance options.

• Close coordination with internal and external parties.
• Manage the master plan of Motor City and coordinate with external consultants and relevant authorities such as (Dubai Development Authority-DDA, Dubailand, Dubai Municipality-DM, and Roads and Transport Authority-RTA) and get the necessary approvals.
• Worked previously/currently working on the following projects/feasibilities:
o Developing a revised master plan for the Motor City.
o Develop a feasibility study for Dubai Autodrome expansion.
o G+6 residential building with around 366 units along with street retail strip.
o G+9 residential building with around 225 units along with street retail strip.
o Retail shopping mall with approx. 500k sqft as gross leasable area (GLA).
o Mixed used retail with a five-star hotel concept and hotel apartments, around 400 keys as total capacity.
• Key Achievement:
Review the entire master plan of Motor City during 2020 and managed to capture additional undistributed Gross Floor Area (GFA), which were valued at AED 822m in Q3 2020 financial statements of Union Properties.
• Perform feasibility and cash flow analysis on specific developments and create thorough financial models and feasibility due diligence reports, understanding project cost & revenue assumptions and coordination with internal teams, create, review and report cash flow projections based on equity and/or finance options for each specific development, after that, report all financial and feasibility model options highlighting all required and essential information for each specific development and present financial projections to the senior management and the investment development committee.

o La Mer retail part.
o Marsa Al Seef retail part.
o Contribute to the updated feasibility for The Beach at JBR.
o Contribute to the updated feasibility for BOXPARK at Wasl Street.

o Develop feasibility studies for all Meraas F&B concepts (around 25 concepts).
o Develop the F&B annual strategy.
o Develop several feasibilities for Meraas Healthcare clinics.

o Develop a feasibility study for a mixed-use project at Khawaneej area in Dubai.
• Key Achievement:
Over than AED 50m as capital savings after recommending to scale down a new project based on Highest and Best Use (HBU) analysis in the initial stage of the project.
• Conducted market and financial feasibility studies and business plans for mixed-use projects and prepared financial models along with the financial indicators, perform market research for current / future projects and coordinated with outsourcing / third party market research entities, conducted and analyze sales reports for current projects and deal with ESCROW Account Management transactions.
• Worked previously on the following concepts/projects:
o Perform feasibility for 29 buildings (G+4) in Meydan consist of 900 apartments.
o Run a feasibility study for 104 townhouses in Meydan.
o Contribute to megaproject feasibility in USA, Texas Frisco city, rising on 40 acres consist of 17 buildings and 7 villas and world-class boutique hotel.
o Perform feasibility for a damascene style boutique hotel in Dubai.
o Develop a feasibility study and a business plan for an F&B chain in Dubai.
• Prepared and reviewed various types of assignments such as feasibility studies, valuations, business plans, due diligence, and market studies for different industries such as banking & financial services, retail, real estate projects, tourism & hospitality, manufacturing industry, healthcare, education, food industry and presented relevant findings and financial results to clients.
