- Acting as deputy director of facility management
- Designated client/owner representative for all aspects of Facilities Management practices of employer/government-owned Wellness and Recovery Center on a 5-star semi-hospital environment having 127 residential rooms together with clinics and over 50 individual and group treatment / therapy rooms.
- Administer FM Outsourcing Contract and performance manage appointed service provider
- Enforce service level agreements and continuously evaluate key performance indicators
- Oversee planning, readiness, service activations, transition, and operation stages of all facilities.
- Key player in company certification to the following standards - ISO41001:2018, ISO9001:2015, ISO14001:2015, ISO450012018, ISO27001:2013
- Implement sustainable practices with focus on social, environmental, and financial benefits
- Ensure contract deliverables are promptly completed.
- Generate, implement, and update high level procedures and standard practices in line with execution of FM service and ensure stakeholders’ adherence.
- Conducts regular emergency preparedness sessions, drills, and business continuity planning
- Monitor and assess energy/utility consumption and implement conservation measures.
- Prepare tender documents during contract transition periods and manage tender evaluations up to contract award and mobilization
- Represent/assist the Director of Facilities Management in all departmental concerns in lieu of absence.

- Overall in-charge of operation and maintenance (O&M) for Barwa City Development inclusive of 128 Residential Buildings (5968 apartments), 2 Amenity Zones and 2 Utility Compounds.
- Manage all Facility Management (FM) Staff, service providers & in-house teams and ensure that management plans and contract provisions are executed and enforced
- Supervise proper recording of FM activities, filing and maintenance of documents/records including but not limited to maintenance records, work orders/closeouts, O&M Manuals, etc. both in hard and soft copies
- Identify issues and generate the needed correspondence/report affecting operations in Barwa City and ensure appropriate action be undertaken by concerned parties
- Liaise and attend meetings with different departments in the organization and with the owner-GRSIA/Pension Fund in line with site operations and other issues
- Manage Minor works (Enhancement and Additional works) through external contractors or in-house team.
- Review and approve contractors’ invoices
- Generate procedures and manage defects identification/reporting and closeout Inspections as per Defects Liability Period (DLP) approved processes and guidelines
- Manage and regularly review/update the generation, dispatching and reporting processes on tenant complaints/requests through Computer-Aided Facility Management System (Infor System)
- Communicate with tenants (if necessary) to tackle tenancy issues and ensure/maximize customer satisfaction
- Generate and regularly update management plans/procedures such as HSE, Quality and MEP/Civil Maintenance Management Plans, Hard Services Scopes of Works, etc.
- Regularly review respective contractors’ performances as per Key Performance Indicators (KPI) and impose penalties as per the contract if necessary.
- Handles Property Management concerns as urgency requires
- Submit regular reports and introduce strategies for future improvements.
- Initiate FM staff selection process by conducting interviews to prospective candidates
- Attend trainings necessary for FM operations.

- Overall in-charge/coordinator of Quality Assurance/Quality Control of all disciplines of the Automated Cargo Handling System Project
- Ensure that all submittals achieve the highest category of approval(Code 1-Approved without comment/work may proceed)
- Ensure that all materials/machines/equipments are approved, factory accepted, properly handled during shipment, properly stored at site, free from defects prior to external inspection, and accepted by the client in a time efficient manner
- Ensure that site installations are done according to the best quality of workmanship, referenced to the approved relevant documents i.e. Inspection and Test Plan, Material Submittal, Method Statements, Shop Drawings, etc., and inspected/accepted by the client
- Ensure that all documents, records, logs/registers, official correspondence, etc. are maintained and controlled in a way as to allow easy reference, speedy retrieval and efficient preparation of Turn-over Documents after project completion.
- Attend quality/coordination meetings with the client, consultant and other contractors
- Supervise QA/QC officers, Inspectors, document controllers; and ensure that all QA/QC functions are covered and responsibilities are properly delegated on a time-conscious approach
- Ensure that site personnel, sub-contractors and other concerned parties follow Project Specifications and Quality Plan.
- Identify non-conformances, and initiate rectification works and/or issue Non-Conformance Report if applicable.
- Resolve Quality Issues in cooperation with respective package managers and initiate close-out of NCR’s
- Witness and certify SAT for Quality Cross Check, Installation and Commissioning of all electro-mechanical equipments including steel works of the cargo terminal project
- Manage preparation of Project Turn-over Documents and facilitate prompt submission to the client.
- Assumes the responsibilities/functions of the QA/QC Manager in lieu of his absence.

- Overall in-charge of Test Pack/QC Dossier for Electrical, Instrumentation and Controls(EIC), including HVAC and Fire Fighting Equipments as required by the project contract and relevant standards during construction, commissioning and hand-over stages
- Witness and certify FAT, Installation, Testing and Commissioning of Electrical Equipments and Apparatus such as Transformers, High Pressure Pump Motors, Switchgears, VFD’s, etc.
- Prepare/review all QA/QC related documents such as Material Submittals, Material Inspection Reports, Technical Data Sheets, Inspection and Test Procedures(ITP), Method Statements, Shop/As-Built Drawings Submittals, Electrical Designs/Calculations, Factory Acceptance Test Reports(FAT), Installation/Operation/Maintenance Manuals, etc. prior to submission for approval
- Monitor genuine implementation of the company’s Integrated Management System(IMS) to ensure conformance and continued certification with ISO 9001, 14001 and 18001
- Regularly update respective Project Quality Plan(PQP) and continuously introduce improvements to the Company’s Integrated Management System(IMS)
- Resolve technical issues and respond to queries, comments, and requirements from client and consultant
- Liaise with respective consultants with respect to QA/QC issues, inspections, processing of quality documents, and daily activities at site
- Ensure that respective sub-contractors and other concerned parties follow respective project specifications and company Quality Management Systems
- Identify non-conformances and initiate rectification jobs and/or issue Non-Conformance Report(copy to QA/QC Department)
- Conduct regular site inspection to assure that quality control activities are performed in compliance with contract requirements, until completion of every particular work and shall be recorded
- Perform other relevant tasks as may be instructed by the QA/QC Manager and/or respective Project Managers.

- Serve as Company’s Site Representative for all matters related to Health, Safety and Environmental aspects
- Monitor all works to be in conformity with the provisions of the HSE Manual, Programs/Policies, HSE best practices and ensure compliance to ISO 14001 and OSHAS 18001.
- Prepare and process HSE correspondence, reports and introduce updates on HSE Manual and specific HSE Plans and Procedures
- Review Method Statements and incorporate HSE requirements prior to submission and execution
- Conduct Risk Assessments and ensure risk control and reduction on all critical aspects in the entire operation
- Ensure adequate housekeeping, proper waste disposal and collection in all concerned areas
- Ensure Toolbox Talks/Meetings are regularly undertaken and recorded
- Issue Permit, Regulate and Supervise (if necessary) high risk works to include but not limited to lifting, excavation, confined space entry, etc.
- Liaise with the client, consultant, local authorities and other ministerial agencies having jurisdiction over the project concerning HSE related issues
- Conduct routine inspection in offices, worksites, welfare areas, labor accommodation, etc. and initiate elimination of risks and other non-conformances
- Conduct regular inspection on company vehicles, site equipments/machineries, tools, first-aid kits, PPE’s and ensure relevant records/reports are circulated, filed and updated

- Approving Authority of all Electrical Permit Applications in the city
- Regulate all electrical systems/installations and enforce all electrical systems policies in compliance with the provisions of the Philippine Electrical Code(PEC) and the National Building Code of the Philippines(P.D. 1096)
- Conduct/Supervise regular inspections to ensure quality and safety of all electrical installations
- Reprimand violators of Electrical Regulations and Policies
- Prepare Electrical Project Proposals, Designs/Plans, Specifications, and Estimates of all Electrical Projects of the Local Government Unit including those classified Hazardous Locations and Multiple Occupancy Structures in schools and government agencies.
- Manage and supervise electrical project implementation
- Generate reports, memoranda and other technical correspondence
- Maintain files of all permit issuances and other related documentations including electrical projects undertaken
- Perform other relevant functions as maybe directed by the City Engineer/Building Official.

- Perform functions of an Electrical Engineer by preparing Electrical Designs/Plans and Estimates including Fire Alarm Systems, Single-Line diagrams, Power/Lighting Layout, Schedule of Loads, Design Analysis, and Specifications
- Monitor electrical works to be in conformity with the provisions of the respective project specifications, contract documents and the procedures manual
- Liaise with the consultant, local authorities and other ministerial agencies having jurisdiction over the respective projects
- Regularly compare actual work progress with the planned schedule and enforce contingencies in cases of delay.
- Conduct Regular Meetings and evaluate reports from all Site Engineers/Foremen
- Coordinate with other discipline and consolidate tender documents for prospective projects
- Represent the company in Biddings/Project Tenders
- Provide assistance to the Operations Manager in monitoring all aspects of operation of the company
- Assume the functions of the Operations Manager in case of his absence.

- Serve as overall in-charge of all electrical projects of the entire factory
- Prepare Electrical Designs, Estimates and Specifications of all Electrical Projects like Power Transmissions/Distribution, Generators/Motors/Transformers Installations including Switch Gears, MV/LV Panels, Metering, Raceways(Underground and Overhead), Cables and other Electrical Accessories of Electrical Systems up to 13.2KV
- Prepare work programs and schedule of activities for all simultaneously undertaken projects
- Conduct orientation and regular progress meetings among all subordinates/project in-charge
- Conduct daily inspection/supervision of all projects to ensure safety and quality of works
- Perform site supervision on installations of Electrical, Instrumentation and Control Equipments
- Monitor work progress in comparison with the work schedule, and financial status in comparison with the budget.
- Generate progress reports recommendations and other technical correspondence in line with electrical project implementation
- Provide assistance on power operation and maintenance by being the reliever of Power House Shift Supervisor
- Perform other relevant tasks as may be directed by the Electrical Superintendent.

- Prepares electrical designs/plans, estimates, specifications and schedules for all electrical projects of the entire factory.
