Ensuring strong ethical standards at client location while working.
Ensuring every vendor activity with safe work procedures.
Service Level Agreements targets on 5lac Sqft area site.
Assistance in providing comprehensive facility, contract and procurement management for technical services to the client.
Preventive maintenance programs at (Client) with highest standards and ensure energy conservation practices.
Support the Assistant Manager-Engineering in managing the Mechanical, Electrical, Plumbing installations & all civil maintenance within the facility.
Responsible for preparation of critical spares list for all installations as per manufacturer’s recommendations and plan for the inventory where the maintenance is carried out with in-house teams.
Energy Bills Confirmation to PM and Processing of the same to Central Team.
Implement and oversee the pre-emptive maintenance programme to reduce the risk of sudden failures of critical equipment.
Maintain the logbooks, checklists and PPM schedules for all M & E installations.
Ensure the contractors follow the house rules at all times and the projects are handled with minimum inconvenience to the client.
Daily Facility Rounds to ensure the System and M&E Equipments working smoothly.
Maintenance of HVAC systems, Air Handling Units, Package and Precision AC units, UPS systems, ACBs in co-ordination with vendors.
Knowledge of Building Management System, VAV, VFD, Fire Protection System, Hydrant System, Sprinkler System, Safety Systems, MCP, Smoke Detectors, Fire Indicators etc.
Site Supervision.
Making Snag List for taking clearance from Project Team.
Co-ordination with the Project Team for Fire Testing, Lift integration, Inventory Checking, Snag List clearance etc.
All issues related to the facility and concerned vendors are being circulated to get the action plan.
Monthly meetings with the vendors/LL and documentation of MOM to easily track completion of the activities.
