Manage Makeen owned properties in-terms of total facilities management services including MEP maintenance, cleaning, security, landscaping, waste management, pest control and parking management etc. Handle service providers and make sure they deliver the services based on agreed SLA and evaluate month end KPI to optimize service deliveries.
Worked as Assistant Facilities Manager for Franek Services in The Dubai Fountain project, handling Total Facilities Management including both soft & hard services and third-party contract management.
Duties & Responsibilities
Management of the total facilities management including MEP maintenance, housekeeping, cleaning and landscaping functions for the business
Manage preventative and reactive operations are sufficient as to provide a minimum of reliability at all times
Manage the maintenance of the building by performing repairs or contracting maintenance services as needed
Responsible for the development and maintenance of the SOP’s relating to all functions and activities in the department
Manage the overall services providers within the facility
Ensure service providers are in line with budget and deliver to KPI’s and evaluation of SLA’s and KPI’s with service providers
Coordinate and gather relevant quotation relevant to tender processes that lead to the optimum selection of contractors or suppliers
Manage small projects (modification/variation) as and when required, including scope generation, the management of contractor meetings and overall project evaluation
Track building upkeep as well as anticipated long- and short-term improvements and maintenance
Contribute to the financial budget planning by providing data that is specific and relevant to the operational costs related to FM
Handle certain administrative tasks, such as preparing reports for facility owners
Ensure the security of the building by researching and implementing various security measures, such as surveillance cameras or security staff members
Responsible for conducting risk assessments and generating the risk mitigation plans & oversee risk management with regards to health and safety
Respond to emergency situations or other urgent issues involving the facility.
Responsible for developing the business continuity plan (BCP) in regards plant, utilities and overall site risk
Establish and implement policies and procedures for quality and safety
Identify, implement and review energy efficient programs Reviews all facility maintenance contracts/agreements and ensure items and conditions are implemented.
Plans the need and feasibility of minor additions, modifications and alterations to existing facilities and equipment as and when required. Participates in the design of such modifications to ensure modified/new equipment and installations are achieving the desired goals.
Completes special projects by organizing and coordinating information and requirements
Monitors and oversees the work of external contractors to ensure terms of agreements are met and work is completed satisfactorily.
Manage overall cost efficiencies within the management of the contracts and implement appropriate actions along-with FMs.
Working as an Account Manager for Brandix and manage the overall FM Projects with the goal of improving overall projects reliability and ensuring client satisfaction.
