Oversee the Commercial division of the company, including managing a team of Quantity Surveyors across multiple projects. Reporting to the Commercial Manager and Operations Manager.

➢ Como Residence (AED 244 million)- Dubai, UAE - Pre-Contract
Duties & Responsibilities:
▪ Liaise with Estimation, Design, and Procurement departments for cost planning, estimating & BOQ preparation for various work.
▪ Attend Tender meetings and negotiations with Clients and Contractors.
▪ Review tender Drawings & documents and raise tender quarries and PTC in close coordination with Estimation department.
▪ Reviewing all Contractual correspondences from Clients / Contractors & responding in accordance with the contract.
▪ Ensuring accurate Valuation of Variation orders and negotiating an agreement with the Client and Consultants, as necessary.
▪ Ensuring that all necessary Bonds, Guarantees, & Insurances are in submitted, extended in accordance with the Contract.
▪ Calculate Prolongation Costs due to the extension of time Claim and submit with a clear and concise format to the Client.
▪ Arrange/attend meetings with Consultants, Project Managers, and Clients, for all Contract and Cost Management functions.
▪ Carry out Cost Value reconciliation and present it in clear, concise formats to the General Manager and Commercial manager.
▪ Ensure project budgets are adhered to and report any concerns
Duties Performed - Post Contracts
• Assessing, evaluating, and making recommendations related to any financial claim and providing the necessary input with regards to settling such claim.
• Evaluation all change management including variations, additional works, field changes, additions and omissions, and incorporation of the same within the monthly cost reports.
• Drafting commercial correspondence and defending them through contractual correspondences.
• Prepare value engineering proposals.
• Prepare cashflow under work programme.
• Preparing and pricing Change Orders and negotiating agreement with the client and consultants, as necessary.
• Provide cost data for cost value reconciliation with Head office and higher management.
• Conducting viability studies and cost estimates through scope of work/Specification.
• Assisting the team during negotiations, arbitration, or any other forms of dispute resolution

Destiny Mall & Residency- Location: Colombo, Sri Lanka
40 Storey twin tower complex with 236 apartments and 3 storey luxury shopping promenades.
Duties Performed - Pre-Contracts
• Preparation of tender and contract documents.
• Familiar with pre-contract services through concept, schematic, and detailed design phases inclusive of measurement, cost planning and production of BOQ’s.
• Provide the strategies for cost optimization by reviewing designs in the pre-contract stage.
• Cost estimation and budgeting preparation for various works such as new-built, fit-out work, renovation, and refurbishment projects.
• Taking off quantities of works for all the projects natures.
• Value engineering and viability studies.
• Bid evaluation and negotiate with vendors.
• Carry out feasibility studies to estimate materials, time, and labour costs.
