- Set up the Property Management Department SOP (Standard Operation Policy) operating across the company’s projects.
- Managing and Directing the team in day-to-day operations various business departments (Property Management, Maintenance, Leasing, Sales and Customer Service) to ensure the smooth running of the company.
- Assist in the development of Business Plans for the new and under construction projects which includes goal for the departments and use this plan to guide the team.
- Prepare the Business Plan in relation to overall Sales & Leasing Objectives in coordination with the finance team.
- Review of Services Agreement to ensure the targets and activities are as required with the contractors.
- Set up and monitor the annual maintenance expenditure to ensure the maintenance costs balance and maintain the properties in good conditions.
- Review long term lease renewal strategy, recommending best approach for renewing tenants (offer reductions or not, long-term lease vs. short-term, movement of tenants to create optimal rental areas, etc.).
- Develop and implement better risk coverage insurance policy in coordination with the local insurance companies.
- Set up and Implement an action plan to keep the bad debts and overdue up to 2% of the total portfolio value.
- Assess the defaulters/violators cases and coordinate with Legal Department accordingly.
Prepare weekly / monthly reports related to the properties activities when required.
- Ensure compliance with the requirements of Government Bodies, Company policies, procedures and business ethics codes and ensure that they are communicated and implemented within the team.
- Conducts market research & analysis, obtain leads and develop new business opportunities.
- Monitoring competitors and gathering data from local market through connections and networking.
- Heads business meetings with Investors, consultant and Authority representatives.
- Managing the Leasing & Sales activities and ensuring high occupancy rate & revenue.
- Negotiate on rental & sales in accordance to the company policy.
- Assisting and supporting in provide detail annual budgets, with back up notes for all expenses related to be included in the annual operating budget.
- Increase the income for the company via different channels activities within the company policy.
- Assist in planning and organizing community events promoting the wellbeing of the community.
- Manage the customer service issues and Interact with the residents/owners for violating the Community rules & regulations and in case of emergencies.
- Validates and verifies all documentation prior to processing to ensure compliance with the policy at all times.
- Manage and monitor the activities related to the Land Department including DSR and Ejari.
- Ensure the data, files and related documents are accrued.
- Supporting different departments where needed.
Source appropriate customers to minimize vacancies via plan and communicate strategies
Source and identify new leasing properties, prepare plans, strategy, proposals and feasibility studies in line with the business development objectives for the top management to decide on site acquisition plans
Develop long term leasing plan and entry strategy in the market

Develop and prepare leases, permits, contracts and other property agreements
Implement, maintain and enhance the current SOP and documentation for quality leasing management

Manage the relationship with new consultants and contractors to ensure that work is completed in timely and effective manner, and relevant legal documentation is being submitted
Establish a strong relationship with the governmental bodies, private companies, embassies, etc
Ensure the clients’ enquiries are met property with professional conduct
Provide regular reporting to the Head of Leasing Department, on financial status, progress of leasing improvements
Study the property market to provide top management with a report on rental projection income and assessment.
Support other department in preparation of financial statement and reports on status of various properties, lease expirations and related matters
Guide, direct, develop, motivate and manage the performance of all direct reports in line with the performance management System
Ensure the staff operates to appropriate standards and no sharp practice
Accept/reject the quality of tenants.
Recommendation on rent/ mode of payments.
Monitor the employee adhere to the bank policy.
Close relation with ADCP-legal to protect and prevent the bank from any potential liability.
