Manager - Property Handover

Reporting to Vice President - Property Handover Department
Number of Subordinates - 14 QA Executives, 6 Handover Executives and 16 Outsourced inspectors
Primary department function is to ensure the quality of units (Residential/Serviced/Commercial/Retail) are in a manner prescribed as per the company’s luxury standards, Handover of the units and ensure the Property Defect Liability Period is managed proficiently.
Core responsibilities Include:
• Ensure smooth functioning of the overall property handover and day to day operations
• Make sure the proper functioning of unit snagging in all UAE portfolio
• Proper preparation of all upcoming projects
• Ensure proper and prompt system updates and reports
• Preparation of Home Owner’s Manuals and plan the handover gift kits
• Preparation of Handover Budget for upcoming projects
• Predesign the customer experience and logistic plan - viewing and handover
• Monitor the booking schedule is properly maintained
• Team management - ensure proper work allocation, monitor the work and motivate
• Ensure all other department functions are in line with handover date for a successful handover
• Check the units are constructed as per the terms in the sales and purchase agreement
• Review contracts, approve the quotations and ensure timely work completion
• Ensure the customer satisfaction during handover and defect liability period.

Number of Subordinates - 1 Officer, 14 Executives and 10 Technicians.
Core responsibilities Include:
• Monitor the effectiveness of pre-handover inspections and Post-Handover functions
• Ensure all the Handover related tasks are completed prior to the customer involvement
• Ensure smooth work environment for Officer, Executives and Technicians
• Perform spot checks to ensure the site activities are handle by the staff properly
• Conduct technician’s interviews and participate in the candidate selection process
• Visit international projects (Lebanon, Qatar, Jeddah & Riyadh) and deal with project managers for updates
• Identify the potential issues and ensure proper plans to eliminate the issues
• Highlight the potential issues which are beyond the scope, to higher management along with suggestions
• Ensure that all the office supplies are in place for the team, prior to the handover of units
• Responsible for the work scope approvals, comparison of quotations and forward the best quotations for further approval and follow-up with Procurement till the PO is released
• Provide confirmation to release the payment to the 3rd party contractors and ensure proper filing system
• Ensure prompt feedback to the higher management for any customer related issues
• Conduct monthly team meetings, one-to-one and provide performance feedback and suggestions
• Liaises with IT to update the existing system and generating necessary reports as required
• Work allocation, Staff Training, Planning and Team management.
