Job Role: Senior Manager - Contracts (Head of Department)
📍 Department: Contracts - Head

📍 Project Type: Onshore works, infrastructure, office buildings, residential villas, and other multi-disciplinary projects.
🔑 Key Responsibilities
1. Strategic Contract Management & Administration
🔹 Lead the drafting, negotiation, and finalization of contracts with clients, subcontractors, and suppliers.
🔹 Standardize contract administration procedures, templates, and systems across all projects.
🔹 Ensure contract terms are fully communicated and implemented within project teams.
2. Contract Monitoring & Compliance
🔹 Monitor execution of projects to ensure compliance with contractual terms and conditions.
🔹 Track and document all variations, changes, and deviations.
🔹 Implement timely handling of contractual notices, claims, and compliance requirements.
3. Claims, Variations & Dispute Management
🔹 Oversee preparation and negotiation of variations, claims, and extensions of time.
🔹 Ensure proper substantiation through time-impact analysis (TIA) and cost assessments.
4. Commercial Risk Management
🔹 Identify and assess commercial risks during tendering and execution stages.
🔹 Support bid review, tender clarifications, and contract award negotiations.
5. Stakeholder Coordination & Negotiation
🔹 Act as key liaison with clients, consultants, subcontractors, and legal advisors.
🔹 Represent company interests in high-level contract negotiations.
🔹 Collaborate with project directors, planning, engineering, and procurement teams.

Project: Project Parivartan in Mumbai is a 10-lakh sq. ft. commercial development for Morgan Stanley Bank,
valued at approximately INR 1187 crore.
COLT DATA CENTRE-Phase-2- Data center Hall fit out work with UPS Paneling work.
Digital Edge Data Centre- New Greenfield work with Data Hall, Underground Fuel Tank, Transformers, DG
Structures
• Successfully developed and maintained project plans and schedules, ensuring all tasks were tracked and
milestones met, leading to efficient project execution.
• Conducted thorough delay analyses, identifying the causes of delays and developing effective mitigation
strategies.
• Prepared and regularly updated project budgets, ensuring financial control and accuracy throughout the
project lifecycle.
• Prepared and updated cash-flow statements, effectively monitoring and managing project financials

• Supervised a team of Quantity Surveyors and planners, overseeing contract management, procurement, and project control for both brownfield and

• Planned, monitored and controlled the construction of OPUS, Mumbai (G+2P+22 stories, 9 nos) and the Shanti Sadan luxury residential buildings in
Bandra, Mumbai (G+15 stories, 1no buildings).
• Managed the development of 1 Park Avenue, Thane, Mumbai, a complex of B+3P+40 story buildings across five towers, and oversaw the Nexus
project in Nerul, Navi Mumbai, which includes a 2B+G+29 residential tower and a 2B+G+9 IT building.
• Led a planning and cost management team for the aforementioned projects, overseeing planning, cost reporting, project monitoring, design
coordination, and subcontractor management.
• Certified contractor bills, tracked project progress and cash flows, and coordinated periodic management review meetings with the Board of Directors
and Department Heads.

• Managed the comprehensive construction and redevelopment of a prominent hospital building in Mumbai, overseeing projects valued at Rs.230.00
crore. Responsibilities included the successful retrofitting and refurbishment of existing facilities.
• Led the execution of key new constructions, including a state-of-the-art OT Building (G+5, 1 lac sqft), IPD Building (G+9, 2 lac sqft), and staff housing
facilities (G+8, 3 wings of 27 apartments each, totaling 90 thousand sqft).
• Oversaw the development of essential infrastructure, such as a PG Hostel building, Mortuary building, and construction of approximately 2 km of
boundary walls. Additionally, managed the construction of internal roads spanning approximately 1 km in total length.
• Successfully delivered multiple complex projects within stringent timelines and budget constraints, ensuring high-quality standards and adherence
to regulatory requirements throughout the construction phases.

Project: Construction of
Contract Rs. 340 crores
• Managed the planning and invoicing workflows for the development of a thermal power plant, ensuring precise project delivery within established
timelines.
• Supervised civil engineering operations encompassing the erection of structures such as chimneys, cooling towers, pump houses, switch yards, and
powerhouses.
• Orchestrated seamless collaboration among multidisciplinary teams and stakeholders to uphold project schedules and uphold stringent quality
benchmarks.
• Produced and scrutinized comprehensive project records, encompassing financial statements and advancement reports, ensuring accuracy and
compliance with regulatory requirements.

• Led construction efforts for Dubai Marina Mall and Hotel Apartment project, a prestigious development in Dubai under EMAAR, involving a 38-story
hotel apartment complex. Managed a contract worth 320 million Dirhams from April 2007 to December 2007.
• Spearheaded the redevelopment project at Deira City Centre, Dubai, from October 2006 to March 2007. Oversaw the comprehensive refurbishment
of multiple units within DCC, contributing to a project valued at 100 million Dirhams.
• Managed the construction of a prominent mixed-use development in Dubai, encompassing Dubai Marina Mall and a 38-story hotel apartment
complex, from April 2007 to December 2007. Delivered the project under EMAAR with a contract value of 320 million Dirhams.
• Directed the redevelopment initiative at Deira City Centre, Dubai, overseeing the renovation of various units within the complex from October 2006
to March 2007. Paid to a redevelopment project valued at 100 million Dirhams, enhancing the facilitys infrastructure and functionality.

Project: Riverview and Riverside Moraj Complex, Panvel, Navi Mumbai
• Conducted thorough quantity surveying throughout the construction phases of 40 residential buildings (G+4 and G+7), ensuring meticulous
measurement and accurate cost estimation.
• Prepared comprehensive bills of quantities and detailed material take-offs, instrumental in optimizing resource allocation and project timelines.
• Established and maintained effective communication channels with contractors and suppliers, negotiating competitive pricing and ensuring punctual
delivery of construction materials.
• Monitored and documented project expenditures meticulously, facilitating precise financial control and detailed reporting to support project
