•Establish, maintain and promote an on-going work-responsive relationship with senior line organization management.
•Develops and implement facility operation and maintenance management, provide leadership, supervision and direction to maintenance staff and contractors to ensure the quality and deliverable are done within the stipulated time.

•Receive, review, and assign incoming works requested for operation and maintenance of equipment’s, systems, facilities and other related services in the operation.
•Performs office administration functions, prepare maintenance issue and status reports, facilitate supplier/contractors final acceptance.
•Direct and ensure inspection all property, report and resolve problems for smooth facility operation and maintenance.
•Coordination with project department in final inspection, testing commissioning of on-going construction projects in preparation for smooth start-up operation.
•Attend project development assistance as required for the development of the company.
•Directly review the lease summary for the appliances and facility operation required.
•Prepare plan/budget for annual business plan for facility operation and maintenance.
•Procurement, sourcing materials/major parts equipment’s with same quality/specs but acceptable price.
•Directly involved in the processing of the government documents required
•Perform root failure analysis of the equipment’s to prevent repeatedly and know reason of failure.
•Responsible for maintenance/facilities budget operation such as HAVC, swimming pool, electrical, mechanical, civil and general services.
•Responsible for the audit of all maintenance/facilities tools and equipment’s for running condition.
•Responsible for the proper maintenance and operation, safety and administration of swimming pool
•Prepare monthly report for the facilities maintenance projects.

•Implement and maintain compliance to the requirements of Government documents and other applicable regulation.
•Monitor and Manage planned versus actual occupancy levels.
•Exercise discipline over all staff, contractors and occupants.
•dentify Staff training and development needs and arrange appropriate training.
•Manage and inspection programmed and resulting correction action.
•Investigate all incidents and initiate corrective action to prevent recurrence.

• Implement established policies, guidelines, programs, and procedures in building engineering.
• Direct and supervise Assistant Building Engineer, shift engineers and technicians, ensuring that assigned tasks are completed properly and on time.
• Define scope of work, specifications, timeliness, quantities, and other parameters in purchase requisitions.
• Prepare and analyze data on power, water, air-con, pumps, elevator and other equipment, CCTV, BMS, FDAS, and other building systems.
• Prepare and analyze data on purchase and usage of engineering goods, services, and supplies.
• Review plans/drawing and other documents submitted by contractors to ensure compliance with established building rules, checklist, guidelines and engineering requirements.
• Supervise performance of contractors, vendors and/or supplies in accordance with approved scope of works, specifications, timeliness, and other parameters.
• Coordinate with tenants, designers, engineers, consultants and other concerned personnel on various engineering issues or activities to ensure that works are properly executed, problems are clearly identified, and building rules strictly followed.
• Prepare engineering budget, financial projections and other engineering expense monitoring documents.
• Responsible for permits and licenses.

• Responsible for all plan activities especially for the project assigned by the Project Manager
• Supervise and inspect all the works done in the workshop area.
• Provides daily report and discuss new ideas so that the work may be made easier
• Responsible for the purchasing of materials needed including inventory
• Responsible in maintaining the condition of machines in the workshop
• Responsible to foremen and charge hands and providing necessary back up for the Project Manager

• Daily inspection of machines particularly visual and audible checks on machine parameters, machine timing, machine condition and others
• Fabrication of machine related parts and accessories
• Perform preventive maintenance work at assigned machine. Job includes visual checks, cleaning, lubrication, bearing replacement, worn-out nut, bolt replacement, replacement of roller chain, change busted part of electrical parts, such as fuse, disconnect wiring, malfunction breaker, magnetic contractor, micro switch, timing and other parts based on daily, weekly, monthly or quarterly schedules are required.
• Machine trouble shooting both electrical and mechanical.
• Log daily maintenance / machine condition report stating specifically troubles encounter, corrective actions done and time spent in doing such corrective works.
• Supervises and inspect all incoming machine parts during commissioning and start-up period
• Responsible in monitoring, checking AVR Rooms, Main Pump House, Air Compressor, and other industrial machine.
