Construction of Proposed Maritime Facilitation Centre - Sri Lanka Ports Authority.
PRE-CONTRACT
• Preparing and Review Tender Documents & Studying the scope, drawings, and technical aspects.
• Attending Site Visit, Pre‐tender Meetings and Complete tender documents.
• Preparation of Tender evaluation report & Complete tender documents including BOQ quoting for submission.
• Checking & recommending the tender document & BOQ.
• Attending Tender Openings and Pre-Bid Meetings.
• Taking off quantities by using Auto CAD 2D & 3D.
• Prepare technical queries to consultant /client for any discrepancies/ scope clarity.
• Finalization of tender price, tender summary sheet and presentation to higher management.
• Preparing the technical and commercial proposal for final submission.
• Coordinate with Planning, Procurement, Legal, MEP and Technical
POST-CONTRACT
• Monitoring and controlling project schedules and budgets in order to meet the project goals and milestones.
• Preparation of Preliminary Cost Estimation for Budgeting Purposes and Bills of Quantities.
• Attending project meetings regarding costs, payment certificates and coordination with the construction department.
• Preparation of IPA and submit to the engineer/client.
• Prepare, Review, Evaluate and negotiate contractual claims and variations.
• Successfully negotiated with the Client for a global settlement to the project price escalation.
• Involved in Cost reduction through value engineering.
• Prepare the documents for materials approval & submit them to the engineer’s approval.
• Prepare the Procurement Schedule, Tender BOQ, Method statement & Etc.
• Taking off quantities, approval & order of the BOI materials.
• Coordinate with client & BOI for materials importing.
• Material procurement work on construction materials. (Including price negotiating, LC opening and all the government approvals).
• Operate all the logistics work for imported materials.
• Develop and maintain excellent working relationships with appropriate Clients, Consultants, and subcontractors.
• Evaluation of Quotations from Subcontractors and Suppliers.
• Tender Negotiations and Tender Evaluations with Subcontractors.
• Preparation of a detailed Tender Analysis Report based on the submitted bids, selecting a suitable bidder (sub-contractor) and Contract Agreement
• Preparing Contract Agreement for Subcontractors.
• Daily monitoring of subcontractor progress including materials delivered, materials installed, materials dredged, labor and equipment resources utilized and other statistical management.
• Review and certify sub-contractor’s payments application.

(Super high-rise luxury Apartment project (55 stories/3 Towers/900 apartments). TRI-ZEN is the first super high apartment project in Sri Lanka featuring smart home that was capped. This contains three Highrise towers up to 195m in height. (Value: USD 200 Mn.)
