PROJECT TITLE: AL-WASEEL COMMERTIAL TOWER
AT KING FAHAD MAIN ROAD, RIYADH, KSA

• The project was constructed on land area of 5811 square meters with a built up area of approximately 60, 000 square meters. The project comprises of Four Basements (Parking areas, service rooms and mosque), Ground Floor ( reception, multipurpose hall, showrooms and cafeteria), Mezzanine Floor, 19 Floors (Offices) and Lower & Upper Roofs. The roof topped with artistic steel structure reaching the total height of the building to 163 m. In addition to the external works and the landscaping work. The Tower is equipped with eight elevators, fire detection and fire fighting systems, chilled water system A/C, IP-CCTV, BMS, and IP system. The external facades are curtain walls with Structural Glazing and Aluminum Composite Panels. The cost of the project is about SR. 160 Millions (without the offices finishes).

My responsibilities were all construction activities at site and office such as:
the approvals of shop drawings, material submittals, IR, payment certificates, construction schedule. Preparing the monthly progress reports; attending the progress and technical meetings; issue the handing over certificates, approving the closing out document.

I worked in the position of Project Manager for construction supervision of Riyadh Intercontinental Club Wing Renovation Project.

In addition to Riyadh Intercontinental Project, I have studied & analyzed contractors’ tenders for many major projects; and prepared the required evaluation technical reports.

The works include refurbishment, renovation and maintenance of club wing of Riyadh Intercontinental Hotel, including civil works, finishes, decoration, furniture, electrical works, mechanical works including refurbishment of Air-Conditioning system, plumbing and low voltage systems.

I participated in construction supervision of all projects the office supervised and, at the level of responsible leadership. I also participated in meetings at the level of presidency of execution supervision in the head office in Riyadh. Moreover, I participated in some design projects designed by the office. Here is a summary of the projects I participated in:

* Construction Supervision of General Housing Project in Makkah with a cost of SR. 1, 664, 000, 000 (Only one billion and six hundred and sixty four million Saudi Riyals).

* Project of designing Medical College and University Educational Center, Malaz in Riyadh (with a cost of almost SR. 57 millions).

* Project of designing and supervision of execution of two branches for the National Commercial Bank in Riyadh (al-Rouda branch, and Ghobeira branch).

* Managing Construction of a private housing palace with a total cost of SR. 15 millions in Riyadh.

* Preparing consulting reports for Saudi-Cairo Bank in the field of evaluating work progress for many major construction projects funded by the bank, and working out technical recommendations to remedy problems and disadvantages facing execution of the project. Of these projects are constructing training centers and schools with a total cost of SR.186 millions, and E2-Bisha Road project with a total cost of SR. 243 millions.

* Study and pricing many projects. Of these projects is Petromin Housing Project (Luberef-ll- Yanbu) with approximate total cost of SR. 300 millions.

construction supervision of the National Commercial Bank in the Diplomatic Quarter (Drive-in Bank) My position was a "Project Manager". Hereinafter is a description of the project:

The building consists of a basement and two floors with an area of 1200 m2 for a single floor. The project area is almost 6000 m2. The ground floor includes (9) counters for cashiers, a main vault and a safe deposit room, bank hall and a group of luxuriously finished offices - suspended false ceiling; Marble floors, painting and wooden and metal doors. It also has toilets, tea rooms and the guard's room.

The first floor is a group of offices for employees, toilets and telex and telephone room. The basement contains a car park equipped with automatic control gate barrier system at the entrance and exit. It also has electricity room, the guard's room; and equipped with pumps room and sump pit to drain underground or washing water.

The area around the building is provided with drive-in stalls and outstanding banking services. In minutes, and while still inside his car, the customer can finish all his banking dealings through four automatic drive-in customer units equipped with screens, microphones and loud speakers and cameras through which a customer can talk and see cashiers inside and finish his bank dealing in minutes, then goes out in his car from the bank's exit.

Also, the area around the building is landscaped and all works of irrigation system equipped with computerized irrigation controllers. The areas around the building are also provided with a car park with fiber glass louvers and steel beams shed. The building is also equipped with central air-conditioning package system, C.C.T.V. monitoring systems, fire and security alarm systems. Outer facades are clad in marble and painted plaster (machine sprayed texture paint).

PROJECT MANAGER at KATTAN CONSULT

Supervising the Construction of the National Commercial Bank building and AL-Danah Shopping Mall in Dammam. My position was "Project Manager". Hereinafter is a brief description of the project:
In this project the dewatering system was used by means of well points system. Shoring of excavation sides was executed by piling steel I-beams (size 30x30 cm and 12 m. length /depth), and fixing wooden ribs between the steel beams. Lowering the ground water level (dewatering) by using the system was continued during the period of executing the foundation until casting the basement roof slab. It is worth mentioning here that the underground water level was 1.0 M deep, and the excavation was 5.0 m deep.

The National Commercial Bank building consists of a ground floor and four upper floors in addition to services basement. The area of the floor is almost 1100 sq. m. The ground floor includes the bank hall equipped with thirteen counters for tellers, a main safe and a computer room. The basement has (2) vaults one of them for safe deposits boxes. It also has services rooms which are: water tanks and fire water tank room, electricity room, central water heaters room and the car park.

The building is equipped with automatic C.C.T.V. monitoring systems and chilled water air condition system. It is also equipped with two elevators for customers and employees. All the building floors are finished luxuriously- suspended ceilings, marble floors, marble walls, Painted gypsum plaster and the outer facades of the building is clad in marble. The building was handed over on 12/1/1985.

Al Danah Shopping Mall consists of two floors and a basement with an overall area of twenty-one thousand square meters. The ground and first floor contain 69 commercial shops with luxurious finishing in addition to the public areas, offices and toilets. The building has two escalators as well as a lift for goods. The basement is a car park with a total capacity of 250 cars. This car park is equipped with automatic control systems. The basement also includes water tanks room, and an electricity room with a stand-by power generator. The building is equipped with central air-conditioning using chilled water system. It is also equipped with fire alarm and fire fighting systems as well as C.C.T.V. monitoring system. The main front façade is clad in luxurious Italian marble and the back façade plastered and machine-sprayed textured paint. The public areas are finished by false ceiling of aluminum strips and the floors are finished with marble and quarry tiles. Shop windows are clad in Italian luxurious marble 3 cm thick and have aluminum show windows and doors. The project was handed over 1st July 1986 and its cost is almost SR. 100 millions.

. During this period, I supervised the construction of Al-Artaweia New Clinic Project (Client: Ministry of Health) - as a Project Manager. The project was a Health/Medical Center Building containing examination rooms, operations room, delivery room, a pharmacy, a dentist's room, reception halls and registration offices etc. The project included a housing building for families and another for singles, car garage, transformer's room in addition to their necessary facilities and external utilities.

Worked with Consulting Engineers Office, Proprietor Consultant Engineer Rifaat Sallam (Alexandria, Egypt) as a supervisor engineer for executing major industrial projects in Kafr El-Dawaar (expansion project of the Fourth Spinning and Weaving Unit in Kafr El-Dawwar factories and Spaghi AL-Baidaa Expansion Project).

In the project of the fourth Spinning and Weaving unit in Kafr El-Dawaar Factories, I supervised the execution of foundation and huge/big reinforced concrete works. In this project, foundation were executed by using piles of Fibro company, then pile caps were cast and, above them, concrete columns. The main concrete frame was arch rib with a tie. It consists of two spans each of it is 23m. length. These supporting frames are repeated at equal distances. The project also had flat slabs suspended on hangers.
