• To assign and monitor project architectural design work of architectural team in order to provide engineering designs to meet project schedule.
• To generate the conceptual and final architectural designs of the project in order
to present to consultant and subcontractors for obtaining timely approval.
• To provide advice and guidance to the Project Director on the progress with respect to the engineering & design aspects of the project in order to remain within the financial budgets and to meet deadlines.
• To interpret tender drawing and specifications in order to guide the design
development and detail documentation such as shop drawings, in line with the conceived design.
• To provide value added solutions for designs in order to produce high quality and cost effective final designs.
• To coordinate between engineers and consultant about the design details of the project and work environment in order to ensure correct and relevant design drawings are received and referred to.
• To review specifications and particulars of project in progress and raise specific query to the consultants in order to ensure the progress as per the concepts and plans.
• To coordinate with materials suppliers in order to adhere to the budget and time schedule.
• Produce creative, innovative and informative design briefs. Research for solutions to achieve project owner requirements and vision.
• Lead, control and manage project design stages, obtain necessary approvals from higher management, conduct design reviews, manage project requirements with the objective to achieve the vision and business plan of the development within designated time frame on all project phases.
• Monitor construction activities, review monthly progress report. Conduct regular site supervision/quality control visits. Control variation orders in order to ensure that completion of the project is according to the business plan, budget and time schedule.
• Support and coordinate with Sales and Marketing teams by assembling project materials i.e. brochures, renders and sales manuals. Present project to potential investors in order to project sales and profitability according to feasibility study.
• Coordination of operator search from project inception, product definition to realization of the respective assets. Work closely with the operators to ensure top product quality and timely hand-over upon project completion.
• Lead, control and manage preliminary budget estimates prepared by consultants/operators of the total cost which shall include construction costs, professional fees FF&E & OS&E, operating supplies to ensure it conforms to brand standards and appropriate budget guidelines.
• Review and comment on design and outline specifications to ensure it conforms to standards and owners expectations of the brand and desired asset class.
• Monitor inspection notes on quality of construction and progress of work during construction in relation to approved drawings and specifications and required quality.
• Monitor cost against approved budget, including material procurement and progress claims.
• Preparation of progress reports.
