Valuation and Development Solution
Head of the Valuation and Development Solution team based in Riyadh and covering both central and eastern
provinces. I have been engaged in delivering more than 70 projects with clear understanding of the market
fundamentals, opportunity identification, target segment needs, demand/supply status, real estate strategies,
projects critical success factors, location assessment, analyze area programs in light with the market needs,
propose/analyze/ challenge development concepts and provide recommendations for successful achievement. As
a Director for the advisory team my responsibilities are as follow:
Business Development
Expansion of the current market size through providing exceptional quality in real estate studies that
differentiate the company and strengthen on current market positioning.
Develop the associated year budget. Prove track record in sustaining growth based on clear
understanding of market fundamentals and growth aspects.
Develop and expand the real estate team.
Develop real estate market reviews (publications).
Respond to opportunities and promote Colliers as the ultimate real estate advisor in KSA based on
quality.
Work closely with the developers and designers and build strong relationships with funds and investment
banks.
Projects Delivery
Lead the delivering of real estate projects cross several consultancy offerings i.e; business plans, highest
and best use studies (HBU), feasibility studies, destination consulting and market research.
Develop financial models for different purposes which include budget forecasts and projections, DCF and
IRR calculations; bid price calculation etc.
Advise on innovative project/financing structure that would enhance the overall project returns.
Introduce new ways of analyzing the market demand characteristics.

I was part of the Deals team in KSA, until January 2011, and then I was strategically relocated to Jordan to fulfill the following:
Business Development
Assist in market development related to infrastructure and PPP projects in the Levant countries with special focus on the power sector in Jordan.
Support the development and establishment of the CP&I team in Palestine.
Conduct energy and power, including renewable energy, market assessments/studies for Jordan, Iraq and Palestine.
Respond to mega infrastructure opportunities and promote PwC as international infrastructure and project finance advisor.
Build international consortiums that include technical and legal advisors especially for PPP projects.
Work closely with the public and private sectors and build strong relationships with international /local Jordanian banks and financiers.
Assist in developing and conducting successful PPP knowledge Forum in Amman.
Driver behind developing strategic alliances with global and regional technical advisors such as NEXANT (global) and IdRC (regional).
Projects Delivery
Work on delivering sophisticated project finance projects also in contract negotiations (for both public and private sectors).

Prime duties
Build Financial Models for government and private entities. This included forecasts and projections, DCF
and Market Multiples valuation, structuring the financial models to reflect required assumptions in the
major business aspects (capital structure, capital investment and financing, expenses, revenues, fixed
assets, etc)
Lead Financial Due Diligence assignments
Preparing Financial Feasibility studies
Lead Private Equity Placement deal (including financial models and information memorandum preparation)
Public Private Partnership (PPP) with concentration on Utility sector.
Proposal preparation for different purposes and main concentration on Infrastructure projects.
Build international Consortiums that include technical and legal advisors especially for PPP projects.
Key Achievements
I was the team leader who developed a winning proposal worth of USD10M to conduct 5 PPP projects in Egypt in
which was highly recognized by E&Y leaders.
Prime Duties:
Responsible for preparing monthly financial statements.
Coordinating annual financial reports with external auditors as well as the Central Bank of Jordan’s auditors.
Assist in developing the operating plan and the strategic plan for the bank.
Assist in preparing of benchmarking report against other banks.
Working as a deputy manager for the treasury department manager.
Managing financial matters, such as: bank’s investments in accordance with international accounting standards.
Follow on the liquidity position in light with investment decisions and maturity ladder.
Key Achievements:
Establish risk management package with the other finance department team. This report highlighted the bank’s strength and weakness and gave a depth incites of risky areas and potential actions to mitigate them.
Build an integrated investments portfolio system, which used to monitor the bank investments and funds management need. This report facilitated the control of the bank treasury management.
Advise on the acquisition process of the Jordanian New Cables Co. in order to sell it to a foreigner investor.
MSc in Financial Management with merit - June 2006 - being second in class. Issue a research examines the liquidity risk management in banking sector in Jordan. Conduct an IT strategy paper in which was utilized by Prof. Erik in his research. Conduct several strategic studies covering several sectors in UK and abroad.
