▪ Oversee the maintenance and repair of all building systems, including HVAC,
plumbing, electrical, and fire protection systems, to ensure they are
operating effectively and efficiently.
▪ Carry out systematic inspection for all building services and systems and
prepare detailed snag reports.
▪ Handling tenant complaints as well as statutory complaints without any delay
to achieve customer satisfaction.
▪ Coordinate and oversee Planned Preventive Maintenance (PPM) to minimize
downtime and extend the life of building systems and equipment.
▪ Ensure materials and manpower are available for completing work orders
within the Service Level Agreement (SLA) and engineering standards.
▪ Develop and monitor Key Performance Indicators (KPIs) to measure the
performance and effectiveness of facility maintenance operations.
▪ Maintain accurate records of all building maintenance and repair activities,
including work orders, equipment inventory, and maintenance logs.
▪ Conduct move-out inspections and prepare condition report and estimation
of damages to FM manager or property manager.
▪ Prepare proposals for modification or upgrade of assets based on inspection
reports.
▪ Ensure that subcontractors and suppliers provide work outcomes that meet
the required quality standards.
▪ Respond to facility-related emergencies, including after-hours calls, and take
appropriate actions to address the situation.
▪ Ensure that all works are performed as per HSE regulations, municipal by-
laws, government legislation and building codes.
