1)Responsible for efficient completion of handing over and taking over (HO-TO) of properties under varied portfolios.
2)Review submitted Final Hand Over dossiers in-line with Project Handing Over Procedure.
3)Raise, maintain and track Snag Lists, and ensuring the Contractor and their sub-contractors / Vendors to rectify Snag List Items.
4)Extend technical support to delegated Projects on handover matters during detailed engineering, procurement, testing, installation and commissioning stages of projects, which may require site visits. Review and comment on start-up procedures and Operating and Maintenance manuals.
5)Review, for delegated projects, design objectives and intent with the team and ensure the handover process is understood by each team member and the process is clearly documented.
6)Share accountability on delegated projects, with Testing & Commissioning Engineer for all elements of testing and hand-over of systems and equipment for all building elements such as facades, air tightness, thermal testing, mechanical, electrical, civil, structural and other elements of the work, including all associated controls, systems, and devices.
7)Advise the management team of the status of documentation in a timely manner.
* Managing 130+ residential and commercial spaces and villas (5000 Units)
* Managing AMCs with Combined contractual value of over AED 8 million annually.
* Supervising and evaluating 50+ facilities management contractors.
* Periodic PPM and ADHOC inspections.
Enforcing strict safety standards among the vendors.
* Following up on closure of service requests by the vendors as per SLA.
* Recommending FM improvements to the management
* Reviewing of Vendor documents before issuing RFP.
* Maintaining Work order Datasheet based on process datasheets for quotation/procurement purpose
* Preparation of various engineering department deliverables:
i) Study bid documents & Technical clarification proposed by the vendors (OEM).
ii) Defining and Providing precise SOW and Technical details to procurement department.
iii) Technical bid evaluation; providing cost analysis and recommendations assuring prolonged asset well being
1)Designing maintenance strategies, procedures and methods;
2)Carrying out routine scheduled maintenance work and responding to equipment faults;
3)Diagnosing breakdown problems;
4)Installing new parts and making sure equipment is working correctly;
5)Carrying out quality inspections on jobs;
6)Liaising with client departments, customers and other engineering and production colleagues;
7)Arranging specialist procurement of fixtures, fittings or components;
controlling maintenance tools, stores and equipment;
8)Monitoring and controlling maintenance costs;
9)Dealing with emergencies, unplanned problems and repairs;
improving health and safety policies and procedures;
10)Working with specialist equipment, such as programmable logic controllers (PLC), which control machinery on factory assembly lines;
11)Writing maintenance strategies to help with installation and commissioning guidelines;
12)Ensuring there is continuous cover of the machinery and equipment in case of breakdowns.
My responsibilities include:
• Implementation of energy efficiency in street lights.
• Erection of 16mtrs-30mtrs high masts.
• Laying of LTUG and XLPE cables.
Major Project:
Implementation of cascade control system using PLC-SCADA in TCE plant of DCW.
This project is about implementing PID based cascade control system with high degree of accuracy, high response time and monitoring the process with help of a PLC and SCADA.
Completed my final year project in Dharangadhara Chemical Works.. By proposing a model for implementing cascade control system in Tri-Chloro Ethylene plant.
