•Manages all engineering/maintenance operations, including maintaining the building, grounds, and physical plant with particular attention towards safety, security and asset protection. Preventative maintenance and energy conservation. Responsible for maintaining regulatory requirements. Leads the emergency response team for all facility issues.

•Inspect, repair and review system such as Fire System and Fire Fighting, HVAC System, Kitchen Equipment, Laundry Equipment, Electrical System, plumbing System, BMS System, Elevators, Escalators, Freight Elevators, CCTV, Security System, and other MEP Systems.

•Direct and coordinate planned and predefined activities of the company in accordance with defined strategies and goals to achieve optimum efficiency and economy of operations.

•Coordination, planning and direction of capital projects in excess of $3 million.
•Meet facilities specific cost savings targets to contribute to the account achieving targeted client contract savings goals.
•Work with strategic sourcing professionals to identify cost savings opportunities and support their contracting efforts.
•Work with finance and accounting professionals to produce on-time and accurate reports, including cost savings initiatives, variance analyses, etc.
•Lead the facility organization to perform in accordance with the SLA’s (Service Level Agreements), achieve the KPI’s (Key Performance Indicators) and score favorably on the client satisfaction surveys.
•Preparing Business Cases including cost models and SWOT analysis (Strengths, Weaknesses, Opportunities, and Threats).
•Conduct audits and site inspections interact with employees regarding issues of maintenance, repair of facilities, safety measures, and non-compliance; implement approved adjustments in audit processes as necessary.
•Develop and manage internal facilities inventory to include supplies, building lease documents and information, drawings, service contracts, warranty, etc.
•Study and Prepare the Tender document of Annual maintenance contracts and new projects, EPIC (Engineering, procurement, installation and commissioning) projects.
•Manage execution of projects to ensure project is completed on-time and at or below budget.
•Plan, execute, monitor and finalize the projects according to strict deadlines.
•Ensure that projects are delivered to time and cost targets and the required quality standards.
•Monitoring and advising upon project finances, managing project budget as well as any variations in it and ensuring cost control.
•Develop strategic plan for assigned territory to meet Company expansion and growth projections.
•Research and present alternative approaches to the company's traditional growth strategy.
•Prepare Letters of Intent and negotiate key business issues within Lease Agreements for new and existing properties.

•Develops rental agreements, selects qualified tenants, collects deposits and rents, enforces terms of rental agreements, resolves tenant complaints, and oversees eviction proceedings if necessary.
•Keeps financial records from property operations, creates monthly financial reports for property owner.
•Prepare, monitor and control real estate capital budget. Prepare reports on current real estate projects for management.
•Monitor buildings operations performance with KPI’s (Key performance indicators).
•Experiences of Performing SLA’s (Service Level Agreements).
•Oversee the performance of outside contractors to ensure cost-effectiveness and compliance with company standards and relevant legislations.
•Contribute towards the ongoing review of the physical condition of all Residential, Commercial and Hotels properties.
•Develop and implement plans to facilitate and improve the operation.
•Ensure the function of all facilities systems include HVAC; MEP; Fire System; Fire Fighting; Plumbing System; UPS System; Generator; BMS; and waste Management.
•Implement OSHA; ADA guideline programs, and EHS.

•Direct facilities operation, plan and supervises engineering department associates.
•Develop preventive maintenance program including HVAC equipment, refrigeration, Ice machines, Chillers and Cooling Towers, Chemical Station, AHU, Motors and Pumps, Packing Units, Heating, Plumbing, Laundry Equipment, Guest Room, , Swimming Pool and SPA, lighting, kitchen Equipment, emergency generators, Water Softeners, Exhausts Fans, and all other related building equipment.
•Ensures all projects are completed according to specifications and are completed on time.
•Works closely with Housekeeper and Front Desk Manager to ensure coordination of activities.
•Meets with architects to discuss blueprints, contacts contractors to submit bids for new construction, and meets with construction supervisors to discuss different phases of work.
•Performs work within departmental expense plans.
•Studies work schedules and estimates worker-hour requirements for completion of job assignment.
•Interprets specifications, job orders, and company policies to workers and enforces safety regulations.
