Allot & assign projects to contractor through corporate tendering method based on category, class & location
o Ensure tendering procedure is followed & Contractors/Consultants are finalized as per policy
o Pre-qualification of approved Contractors/Consultants on a periodic basis
o Oversee procurement of furniture, AC, electrical equipment, etc.
o Review BOQ for accuracy, cost-cutting & negotiations
o Maintain & enhance centralized database of approved suppliers
o Review portfolios of vendors, analyze, vet & register approvals in accordance with benchmarks & policies
o Negotiations for quotes, warranties & other contractual elementso Manage delivery of showroom - from inception to hand over to Retail Operations
o Lead the team in technical, progress & commercial meetings with the Contractor
o Review floorplan layout proposals, give inputs, finalize & approve project drawings
o Overview detailed MEP & structural drawings (where necessary) & approve with changes/comments where necessary
o Liaise with all stakeholders - senior management, leasing, IT, media & merchandising, contractors, sub-contractors, property management, PRO, governmental institutions, etc.
o Approve execution programs for projects in accordance with operations deadlines & corporate goals
o Monitor the progress of the project based on the approved execution program
through scheduled site progress inspections
o Report project inspections & progression to senior management
o Inspect snags after shop handover & coordinate for rectification
o Handle projects for UAE, Oman, Kuwait, Qatar & Bahrain
o Ensure compliance of Contractors program with the approved master program and recommend corrective measures whenever there is a deviations
o Ensure that all project files (incoming and outgoing) are filed & documented
o Ensure that all official correspondences are responded in a timely manner
o Approval of Consultants & Contractors payment certificates
o Maintain AMC for HVAC, FF/FA, & electrical equipment
o Overview and file approved floorplan drawings along with MEP drawings
o Weekly, monthly & quarterly projects reports to Operations Manager
o Digitally mark comments on drawings as directed by management
o Make changes to AutoCAD drawings where extreme urgency is required
o Oversee exhibition stands & promotional podium installations at MAF & Dubai Malls
o Ensure timely correspondence to sub-contractors & suppliers
o Sourcing & procurement of raw material for FF&E, Electrical, Shutters (automatic & manual), AC Equipment, etc.
o Maintain & enhance global list of approved suppliers
o Review portfolios of new vendors, analyze, vet & register approvals in accordance with benchmarks & policies
o Negotiations for warranties & other contractual elements
o Maintain project-wise records of material inventory & expenditure
o Overall annual reports of expenses
o Review supplier performance based on KPIs such as delivery, quotations delivery, adherence to Ignite procurement processes, etc.
o Temporary Roaming Manager outsourced role with Cheil - Nov ’13 to Feb ‘14
