• Monitoring the list on CAFM (IBM Maximo) for incoming SR (Service requests) and Assigning SR's to
ensure that work is effectively carried out.
• Assigning PPM (Planned Preventive Maintenance) schedules (PPM Work Orders).
• Generating the CAFM reports as requested by the operation team.
• Following up on pending Service Requests, Work Orders (CM, RM) and PPM's.
• Delegate Service request and Work orders correctly to help achieve KPI priorities and SLA timelines
set against each job.
• Coordinating onsite MEP activities, materials procurement and other related activities.
• Collaborate with maintenance teams, contractors and vendors to ensure timely completion of tasks.
• Planning, scheduling and auditing overall facilities maintenance activities.
• Sending quotation using costing sheet & invoice through ERP (MS Dynamics) to the client.
• Procuring materials from supplier by material request through ERP (MS Dynamics) to issue company
LPO to get supplier invoice for booking GRN.
• Ensuring all materials, manpower is ready to start the job for client on scheduled time.
• Follow-up with supplier for the open LPO materials delivery.
• Quotation tracker updating, petty cash maintenance, Job Number opening, Material Requisition (MR) Preparation,
• Budget allocation and Documentation process.
• Address customer complaints and site issues.
• Managing building and equipment maintenance schedules and Responding to urgent maintenance calls.
• Day to day Monitoring and Maintaining of BMS System (Honeywell), Chiller System (Trane
TracerSynchrony), Ice Rink Plant System (ADEAREST SCADA Program) & Daktronics System.
• Adjust variables and provide adjustment as required to ensure All the systems(FAHU, AHU, FCU,
Chillers, Ice Rink Glycol Pump etc.) are operating Correctly within parameters.
• Field Level Inspection of Various Internal/External Mall Lights, Ice Rink Plant and Various LED Screens
Inside/Outside the Mall.
• Support in the execution of PPM (Planned Preventive Maintenance) tasks as per the schedules.
• Reporting Alarms, Defects and Major Breakdowns etc, To the Supervisor, Client Engineer/Manager And
Contractors.
• Acting as a liaison between management, technicians, the security team, and contractors to resolve
various technical and safety issues.
• Assesses warranty details with the suppliers under the DLP to identify and monitor defects that are
to be covered under the warranty clauses.
• Inspects individual cases (defects) to validate whether they fall under the warranty and liaise with the
contractors/ equipment manufacturers to resolve any disputes with regards to their obligation.
• Leads BMS related DLP completion inspection to ensure that all defects have been identified and
removed.
• Coordinate with the equipment manufacturers and project contractors eliminations of any observed
defects.
• Provides inputs on preventive maintenance plans during the DLP to ensure that all critical defects
are identified.
• Keeping daily records of all energy consumption readings from the electrical and LV rooms.
• Analyzing the behavior of the plants with respect to the set point and setting up the various control
parameters, Perform daily auditing of plant performance by utilizing the facilities built on the building
management system (BMS).
