Duties & Responsibilities:
• Architectural Works
◦ Review of Architectural plan concurrent with Structural, Electrical and Plumbing & Sanitary plan
◦ Quantity Surveying and Requisition of materials (masonry works, painting works, tiling works, stucco, ceiling framing & board up, finishing carpentry & joinery works), Furniture materials review, deliveries and Quality checking
◦ Prepares material and labor unit rate (Bill of Quantities / BOQ)
◦ Inspection of Architectural works prior for completion of the unit for turnover
◦ Monitoring and inspection of contractors activity (air-condition, glass door & windows, glass stair & balcony railings, kitchen cabinetry & wardrobe, granite countertop & facial mirror, façade)
◦ Communicate with contractors to ensure the target schedule will promptly be accomplished
◦ Manage the overall works for the endorsement and final turnover of residential & corporate/commercial fit outs prior for the acceptance of the sales team
◦ Serves as the primary QA/QC for Architectural works to assure the quality of works in technical aspects
• Civil & Structural Works
◦ Inspection of rebars (columns, beam, girder, slab) prior for concrete pouring
◦ Review of Structural plan concurrent with electrical and plumbing & sanitary plan
◦ Over all consultant for Site development plan (roads, STP, drainage, walkway)
• Electrical works
◦ Review of electrical plan prior for execution after Structural works stage
◦ Inspection of lighting layout, power and auxiliary layout prior for unit completion
• Plumbing and Sanitary Works
◦ Review of Plumbing and Sanitary plan prior for execution after Structural works stage
◦ Inspection of Hydro gravity test and inspection of Hydrostatic pressure test
◦ Inspection of Waterline, Sewer and drain prior for unit completion
◦ Requisition of plumbing materials (PPR, waterline and sanitary pipes, plumbing fixtures), requisition of electrical materials (Panel board, lighting fixtures, wirings & feeder lines)
◦ Prepares Project schedule and timeline (completion of unit from structural stage up to finishing)
• Supervision of operations and manage construction day to day activities & conducts regular job site/field inspections
• Daily reporting on progress, non-compliance, ensuring the communication regarding on any changes in plan from the designer to project site to the engineers/contractors and/or subcontractors representative
• Perform additional assignments as required by the needs of the operational unit, company, or as directed by the operations manager or CEO.
