• Direct and organize the maintenance works and projects on all assigned Almana group properties and facilities to ensure that they are timely resolved or maintained within schedule.
• Carefully review, plan and prioritize received maintenance requests in order to ensure efficiency in the timely response and resolution of maintenance issues.
• Ensure proper planning, scheduling and execution of preventive maintenance to minimize breakdowns of equipment in the different buildings and facilities.
• Manage the upkeep and cleanliness of the properties / facilities and its grounds.
• Coordinate and oversee small renovations or refurbishment in the property / facility to ensure its completion within specific scope and requirements.
• Manage the allocated resources in the execution of all maintenance works to ensure utmost cost efficiency and control.
• Closely review all received procurement requests and expenditures to ensure that only those necessary are properly reimbursed.
• Ensure the efficient utilization of consumables, materials other resources by the team in order to meet the defined budget / expenditures targets.
• Manage the planning, scheduling and control of manpower (i.e. Vacations, Personal Leave, Overtime, Shifts etc.) to ensure continual availability of manpower to meet maintenance work requirements.
• Oversee identification, strategic procurement and storage of needed materials and items to obtain better price / value and cost savings.
• Lead and motivate the employees towards team solidarity and exemplary performance in order to maximize productivity and harmony.
• Provide an environment which shall encourage and promote knowledge and skills development.
• Conduct staff appraisals to assess and improve effectiveness to meet current and future needs of the function.
• Create a coaching and mentoring environment and encourage teamwork between the staff in order to improve team performance and people development.
• Share knowledge and experience with the team(s) and provide feedback, guidance and assistance.
1. Operation and Maintenance of 20, 000 Ton Refrigeration and Air-conditioning systems in the plant.
2. Operation and Maintenance of process Chillers like Nitrogen Plant, Instrument Air driers, Safety Showers, Analyzers.
3. Operation and Maintenance of Centrifugal Chillers, Screw Chillers, Reciprocating Chiller of different makes like CARRIER, SKM, TRANE, REFCOM, FRIGOTERMICA, COSFI, HEKRA and MCQUAY.
4. Operation and Maintenance of Explosion proof Package units, Air Handling units, pumps, pressurization units, Exhaust fans.
5. Plan, prioritize, execute and monitor maintenance activities to ensure that these are carried out with sound Engineering Practice.
6. Supervise the HVAC team assigned to various area of work.
7. Implement plans for periodic, preventive, and corrective maintenance activities.
8. Provide superiors with work status reports to enable effective monitoring of overall progress against agreed plans, like Weekly reports and Monthly reports.
9. Technical expertise for the resolution of problems referred by technicians.
10. Carry out Risk Assessments, prepare JSA for critical jobs.
11. Review inputs for development of group operating budget ensuring adequate provision has been made for the funding of all anticipated activities.
12. Coordinate with lead technicians to ensure spares and materials are available for scheduled activities.
13. Upkeep of spares to ensure cost effectiveness.
14. Spare part introduction and maintain the level of safety stock through Materials Planning group.
15. Provide specifications for the procurement of spares, consumables. Conduct technical and commercial evaluation of bids and recommend suppliers to ensure high quality cost effective purchase.
16. Develop scope of work for consultants/Contractors
17. Carry out Technical Evaluation, Recommendation for Tenders bids.
18. Review and approve drawings, specifications and other technical documents.
19. Start up and commissioning of installed plant Equipment during function test, preparing the punch points list, raise defect notes. Follow up with Contractors.
20. Conducting Safety moment every day.
21. Preparing service Contracts with M/s Trane, Siemens for specialized services.
1. Air-conditioning cooling load calculations by using carrier E-20 Software following ASHRAE&CARRIER codes.
2. Duct design following SMACNA Standards, supervision of duct fabrication and installation of ducts.
3. Chilled water pipe design and Calculation of head and flow rate for chilled water systems.
4. Maintenance of chillers package units Split units, window units Centralized Air Handling units and Air filtration systems in various company maintained sites attending breakdown calls deputing team of technicians to solve the problems.
5. Supervision and execution of Preventive Maintenance and Breakdown activities coordinating with the clients and provide technical support to technicians.
6. Selecting the Equipment’s based on the heat load calculations made.
7. Attending project progress meetings and coordination meetings with contractors.
8. Complete design erection and commissioning of HVAC systems
9. Preparation of PM schedules.
