Directly reports to FM Managing Director.
Responsible to manage and implement FM operational controls to all GEMS Education school facilities and other external clients throughout the Emirates.
Develops FM operational strategies, policies and procedures in line with the operational program of the company and client’s SLA & KPI requirements.
Building a strong image in Health and Safety by meeting company’s/client’s objectives and targets.
Assists and guides both Hard FM services and Soft FM services, sub-contractors and specialist maintenance sub-contractors.
Monitors projects including civil, refurbishment, demolition, excavation, major re-wiring, roofing, major/minor maintenance etc.
Manage safety compliance with current health and safety regulations based on the AD EHSMS code of practice, CWM guidelines, DM Guidelines. Ensures that all reasonable and proper measures are taken to protect the safety and health of staffs, school personnel, contractors and visitors.
Building rapport and providing health and safety recommendations to Managing School Operations
Conducts safety inspection and audits for all statutory maintenance, facility plant rooms, assets and all other areas covered under the scope of contract.
Responsible in conducting incident/accident investigation and provides corrective/preventive actions.
Managing all environmental issues such as air emissions waste water, solid waste and hazardous waste management
Responsible in providing in-house training and planning 3rd party trainings to more than 2800 staffs
Develops & implements project plan such as HSE plan, Hard FM and Soft FM safe work methods and procedures.
Responsible to manage multiple hard and soft services site operations
Develops and implements FM operational strategies, policies and procedures in line with the operational program of the company.
Oversees and/or coordinates maintenance work assignments performed by technicians, vendors and contractors performing building maintenance, landscaping, janitorial work etc.
Assists management in FM Operations with all operational activities in Soft FM & Hard FM, MEP/HVAC, Security, internal, external and high rise cleaning, landscaping, pest control, fit out works, asset maintenance, and specialist services (fire alarm system and fire-fighting equipment of the building).
Responsible in ensuring service delivery is in line with ALDAR contract scope and SLA/KPI.
Develops & implements project plan such as HSE plan, MEP and cleaning safe work methods and procedures.
Assists FM’s in finalizing site monthly and annual budget

Investigates and reports all minor and major incident/accidents occurring to staff, contractors and/or visitors.

Reviews and approves contractors documents i.e. method statement, risk assessment, fit out drawings and other activities carried out in the facility
Maintains documentation records and coordinate onsite document archiving storage and retrieval.
Conducts induction training, tool box talk and other quality related training programs to new staffs, sub - contractors and visitors
Responsible in coordinating with crisis management and other emergencies within the facility
Prepares risk assessments, safe work method statements and compliance reports
Implement and maintain Standard Operating Procedures
Manage site set-up and organization of equipment and employees
Assists and coordinates in tender proposals, contracts and pre-qualification documents
Assists and coordinates with other departments in different administrative works in the office like documentation and record keeping of reports
Inspects machinery and equipment, such as lifting devices, machine shields to make sure they meet safety regulations
Worked with engineers and technicians to ensure the safety of worksites
Ensure that personal protective equipment, such as coveralls, masks, safety glasses, safety boots and safety helmets, is being used in workplace according to regulations
Arranging Travel Card Application for site mobilization and security pass
Arranging Safety Training (H2S OPITO, Sea survival, Enclosed Space & Firefighting) for offshore workers
Handles and examines proposals, tenders, contracts and pre-qualification documents
Proactive Assistant Soft Services Manager adept in collaborating closely with the airport Facilities Manager and assume responsibilities of managing daily activities, directing operations and supervising staff according to airport terminal goals and objectives.
Ensure smooth operation of pest control, landscaping, waste management, custodial and security for the Philippine Airlines Airport Terminal facility.
Ensure optimal use of manpower and resources including sub- contractors and staff.
Negotiates submitted quotations/estimates obtained from supplier
Reports to Facilities Manager on all work progress and work quality issues on a daily basis.
Carry out site inspections to monitor standard of work and completion schedule.
Coordinate with other teams ensuring satisfactory completion of all work requests.
