Working as a facility manager with team of 6 FM engineers to support Owners Association of SAGA
managed portfolios of jointly owned properties (37 buildings inclusive of commercial, Residential &
Mixed used types) at Dubai.
➢ Prepared the strategy of proactive FM support in SAGA managed buildings and ensuring the
implementation of it though assigned projects FM Engineers & Site Coordinators.
➢ Supporting to all Association Managers, in managing the building assets operation, maintenance and
statutory compliances according to RERA guidelines & FM industry best practices.
Preparing the standard scope of work for the AMC services for yearly tendering process in ISKAAN, to
evaluate the tendered services proposal and provide the technical recommendation under evaluation
stage. Also applicable for and variable jobs.
➢ Reviewing and providing the input to OA managers for respective projects third party reports like
building audit, reserve fund study, Cost allocation study, Reinstatement study, Revenue contracts,
Submetering services contract implementation and planning etc.
➢ Proactively submitting a yearly budget forecast to OA Managers under planned & unplanned
contingency, with project-based operation & Maintenance strategy and their execution planning on
year ahead.
➢ Preparing an input wherever require, for the technical queries, raised by the Owners Committee. Also
attending the OC meetings as and when require.
➢ Meeting to onsite FMSP & Specialized service providers on monthly basis to discuss about service
delivery and pending works status. Keeping the record of MOM about monthly meetings discussion.
➢ Periodic FM walk around, PPM verification, building asset audit & inspection to evaluate all service
provider/contractor’s performance as per agreed contract, SLA & KPI.
➢ Regular tab on monthly DEWA bills to analyze building energy consumption and verification. Working
on strategies to evaluate building energy saving, based on in-house/retrofit ECM’s (Energy
Conservation Measures).
➢ Engaged to the ESCO’s under Energy Management planning based on project feasibility and budget
availability. Worked on multiple SAGA managed projects and recommended to Owners Committee
about the sharing-based energy management model as a cost-effective solution.
➢ Providing input on sub metering services (BTU, Water, Electrical etc.) with assigned sub metering
companies to validate the methodology and correction strategy based on actual.
➢ To check in FM walkaround about safety aspects of building and discuss it with safety officer with
quarterly EHS audit report.

 Assigned for technical support to Owners Association of Residential & Commercial jointly owned
properties at Dubai.
 Technical walk around, building audit & periodic inspection to evaluate the service provider

 Attend the customer request for specific infrastructure change or inside unit fit out/ modification.
 Attending Board meetings &AGA with association team for technical input and queries justification

 Responsible for all site facilities operation and maintenance. Organize, coordinate and manage the day to day operations of the site.
 Manage the client facilities with strict adherence to HSEQ standard, Local Authority audit standards.
 Managing the suppliers in facilities services and facilities Operations in terms of proposals of infrastructure change, work specification, compliances, work permits, work completion, premises access etc.
 To submit site specific requirements and justifications for all resources such as materials, tools, equipment, manpower and related expenditure to manage within budget.
 Manage the sub-contractor and scheduled maintenance of electromechanical equipment’s as per 52 week PPM Planner. Execute and update the PPM, reactive calls or job progress in CAFM system.
 Coordinate in site inspection to monitor Quality standards and completion schedule within KPI and SLA. Also responsible to submit the respective quality analysis and walk around snag reports.
 Preparation of WMS, RA and AI for all under scope maintained systems.
 Managing and providing the technical as well as transport support to the technicians to execute the works effectively. Assisting and implementing the assignments given by the Facility Manager.
 Carrying out the DWB, Team talk, tool box talk and team training weekly basis.
 Reporting to Facility Manager on job progress and issues on a daily basis.

 Acting as a Facility engineer in Maintenance & Engineering team which handles the Four Electrical Supervisors, Seven Electrical Technicians, Four BMS Operators and Four HVAC Technicians, Two Plumbers, One Painter and One Carpenter.
 Providing 24x7 synchronized Power backup of UPS System & maintaining standard Datacenter temperature by package unit with Chiller system.
 Monitoring the Data center, UPS rooms, Electrical rooms, Common office area and utility area. 4no’s of 2000KVA transformers, 6no’s of 1010KVA D.G sets with AMF & synchronizing panels.
 Responsible for internal Project Modification and Maintenance work. Vendor management and material procurement: Seeking quotations from vendors and necessary approvals for same.
 Smartly handling the quarterly repair and maintenance budget fixed by client and dealing with procurement and finance team for approvals and proper BOQs of the jobs.
 Verifying and approving the sub vendor attendance and extra work expenses. Also approving the work completion reports for the outside vendor Jobs.
 Verification of incident reports and closing the incidents within SLA timelines.
 Preparation of Monthly Management Report (MMR) and attending the monthly meeting with client, having detail discussion to understand their requirements.
 Preparation of 52 weeks PPM planer for all critical and non-critical facility included systems and sending the schedule to AMC vendor to act over with follow-ups.
 Assisting Accenture technical team for making AMC contracts and agreements for the site. Responsible for Internal as well as External Audits.
 Maintain records of daily, monthly and breakdown related activities.
