Managed the Specialty Leasing for Manar & Hamra malls (between June to August 2019 - and September 2021 till now.
• Responsible for collating information from market/ team members/ research reports etc. and developing a business plan for Specialty Leasing in consultation with marketing and leasing department.
• Responsible for the implementation of the strategy for the Specialty Leasing Team, by ensuring collaboration with Marketing Team and capitalizing on periods of heavy traffic; seeking new opportunities for sponsorship.
• Identify opportunities for converting unused common area into income producing areas in line with the overall strategy and direction.
• Achieving specialty leasing targets, by identifying and marketing the concept and offering to prospect companies/ organizations/ associations, as well as encouraging the participation of the long-term retailers in such programs.
• Relationship between tenants in shops and Specialty Leasing
Communicate requirements of Specialty tenants to the Marketing and Tenant Coordination team.
• Oversee the allocation of resources to licensees and meet the requirements as per the Contract, with the overall objective of ensuring that there is no direct conflict of trade with an existing permanent tenant; as well as resolving any disputes arising thereof.
• Work closely with the Retail Leasing Team in monitoring the standards of presentation by Specialty/ Casual Licensees with respect to displays, fixtures and fittings, sightlines and access to kiosks, as well as regulate merchandising standards in conformance with the visual presentation standards of the mall and the other Common Areas, by carrying out regular inspection.
• Responsible for effective administration of the Specialty Leasing business, such as allotment of space, fees, duration of lease; as well as administration of all License Agreements, correspondence, records, terms and conditions, and collection of monies due to the company with the objective of ensuring governance of such arrangements in a uniform and standards manner, as per Company policy and procedures and in consultation with relevant departments.
• Report on a monthly basis, actual vs budget and quarterly forecast income. Keep close monitor on all debtors and collection thereof.
• Generate routine and ad hoc reports detailing the financial elements of the Specialty Leasing function, including income, expenses and budget comparisons with the objective of provide relevant information for the purpose of decision making on long term and short-term strategies.
• Handled inquiries from clients on retail shops, restaurants, kiosk spaces including viewing of the units/kiosk areas.
• Ensuring renewal of all lease contracts on timely manner (including preparing of renewal offer letters according to the leasing plan)
• Reviewing all official documents/notifications/letters/agreements related to the tenants.

Malls Operations - Senior Executive في Al Hamra Real Estate

• Organize the day-to-day management and operations in terms of Mall Presentation, Customer Service, Security, Safety, Cleaning, Facilities & Ambience, and ensure that it is kept up to the highest standards.
• Establish strong relationships and maintain excellent communications with all tenants, be aware of the terms of their leases and encourage their compliance. This includes liaising closely with the Leasing team
• Conducting daily mall walks around the premises with the team to collect info and ensure the operation is in line with the set objectives/KPI’s and standards of the company.
• Monitoring tenant’s performance and daily operation.
• Complete and submit comprehensive Monthly Mall report as per the business requirements. Provide summary daily/ weekly basis to the VP - Malls.
• Managing the security and HK teams and revising daily/weekly/monthly reports
• leading the CS team and activities
• Allocating mistakes, issues and finding solutions in timely manner
• Maintaining a seamless day to day operations of the mall
• Oversee and support all marketing and promotional program designed to support tenants and attract customers in accordance with the overall mall strategy in close coordination with the mall marketing team.
• Organize, prepare and monitor any necessary contract work.
• Ensuring the retail tenants adhere to the policy and procedures of the mall operations.
• Communicating with tenants via memos, mails and directly to circulate updates on procedures policies, activities and expected support and coordination
• Overlooking the retailers’ daily operations and activities
• Obtain monthly sales reports from tenants in the mall and prepare monthly summary.

• Organizing periodic renewal of Licenses (Trade license, Civil Defense, Vehicles license ..etc.)
• Guiding and supporting tenants in obtaining DED license/permits and municipality contracts
• Completing MOHRE / MOI labour and visa applications
• Arranging medical tests, passports, memos, promotional permits and fine resolution
Human Resources Role

• Preparing and updating employment records relevant to hiring, transferring, promoting, and terminating personnel
• Processing payroll, which includes tracking leaves, preparing monthly attendance reports and overtime sheets for the employees.
• Responding to payroll queries, and facilitating solutions to any errors
• Maintaining current HR files and databases
• Updating and maintaining employee benefits, employment statuses, and similar records
• Ensuring new hire paperwork is completed and processed
• Processing all personnel action (Employee services) forms and ensuring proper approval
