Job Description:-
Monitoring and Troubleshooting of BMS related complaints in MCC panel (HVAC, PUMPs) & DDC Panel (BMS Controllers).
Maintenance & Calibration of Process Instruments. Co-ordination with clients, consultants, contractors and vendors.
Preparation of site daily reports, inspection reports, estimate and all applicable monitoring reports on regular basis or as required.
Maintaining critical spare inventory. Ability to understand new system and its application.
Responsible for guiding juniors in troubleshooting BMS related complaints.
Maintaining and assuring proper working of BMS connected electromechanical equipment.
Experience in Operation & Control of BMS SYSTEMS of JCI Knowledge in Operation, control and Maintenance of Integrated BMS systems (HVAC, Fire Alarm system, Energy Consumption monitoring etc.) Perform technical functions that include setup, operation, maintenance, modification and troubleshooting of BMS system and software. Knowledge in resolving BMS related complaints in DDC & MCC Panels by studying control panel diagrams. Instrument calibration and maintenance (pressure, level, flow, temperature Gauges). Knowledge about Installation and Programming of damper Actuators (VAV) Renovate and replace equipment as required by fault finding to maintain HVAC and Plumbing Equipment in optimal performance condition. Knowledge in Chiller operation and sequence of operation. Ability to read schematics, wiring diagrams and control panel drawing.
Responsibilities
• Monitor the behaviour of the plants with respect to the set point and setting up the various control parameters
• Perform daily auditing of plant performance by utilizing the facilities built on the building management system (BMS) e.g. data logging, plant review, alarm manager status, etc.
• Trouble Shoot / Analyse reasons of failure of plants and provides specific diagnostic, problem analysis and specify the necessary remedial actions.
• Use the historical logged data of various plants to review the system and propose improvements in order to enhance the system eficiency and / or reduce the operation cost as well as improve the services provided to customer
• Program the BMS and PPM system and other plants (e.g. standby power generator, diesel driven firefighting pump, fire alarm system, etc.) for automatic periodic testing
• Keep abreast of technical developments particularly associated with new technology in building engineering services and building management and in all aspects of the mechanical and electrical disciplines and to contribute to departmental engineering policies.
• Respond to and resolve work requests within the timelines specified on the work requests.
• Train team members and other trade staf in the operation and use of the BMS and metering systems.
• Escalate issues found during maintenance requiring capital investment, e.g. replacement items following repeat maintenance visits.
