• Holding meetings with staff to discuss their job function and Preparing MOM for manager.
• Manage the routine preventive maintenance of Assets.
• Maintain the periodic preventive maintenance through the year.
• Prepare yearly PPM Planner, PPM task, sheets for all equipment.
• Make service request for corrective maintenance on Maximo asset management software.
• Follow up on work order management.
• Follow up on defects to ensure they are repaired in the agreed timeframe.
• Supervise Team member to achieve the delivery of maintenance repair within strict timelines (SLA’s) and (KPI’s).
• After work finished Close work order in Maximo or Oracle asset management.
• Visit & Monitor the site and equipment to ensure that PPM works are carried out Properly.
• To review on regular basis Work Order that have been suspended or escalated to non-compliance and ensure that the reason for their suspension or escalation is identified in the relevant section of the work order record on CAFM
• Preparing Duty Roaster for the staff and upload in Mena TA (time attendance).
• Preparing Monthly overtime sheets and upload in Mena ME (Mass overtime request).
• Preparing the material on daily or monthly basis for maintenance enquiries and Requesting material (consumable and spare part).
• Make Purchasing Request (PR) and Purchasing order (PO) on AX Dynamics 360.
• Handle Petty Cash for emergency maintenance required.
• Manage relationship with contractor and service Provider.
• Arrange the related permit to work with the maintenance team.
• Arrange and coordinate Quotations from suppliers when major repair and renovations are Required.
• Schedule and coordinate contractors and service provider.
• Ensure the repairs conducted by contractors are done properly.
• Ensure master keys are signed out and signed back in at the end of each shift.
• Check Personal Protective clothing/equipment (PPE)in line with the relevant risk assessment and any Uniform provided by the company and keep appropriate record.
• Monitor PPE and ensure all PPE remains fit for purpose and report any sub-standard items to management.
• Organize Tool Box Talk (TBT) provided by the HSE department.
• Ensure Risk Assessments and Method Statements are in place prior to all works.
• Ensure Fire doors are always closed.
• Keep a detail record of incident during a shift and update the management team through specific record Log.
• Manage the maintenance work through contractual obligation.
• To follow the operation and ensuring a high level of customer service are maintained
• PPM (Plan preventive maintenance) and Corrective Maintenance of FACP, smoke detector, manual call point, sounder etc.
• Clear cable faults, loop faults, cleaning smoke detector changing batteries.
• Maintenance of FM200, check system faults, check batteries.
• Perform PPM and Corrective maintenance of Gate Barrier, parking barrier brand like CAME, NICE, KABA, BFT etc.
• Perform PPM and Corrective maintenance Automatic doors, garage door, shutter door brand like dorma, besam Assa ABLOY, record rollac etc.
• Maintenance of Cameras, DVRs, NVR of CCTV System and other hardware, brand like HikVision, Avigilon etc.
• Maintenance and installation of Access Control system brand like Paxton, ZKTeco. Honey well etc.
• Setting up work station with computer and necessary peripheral devices.
• Checking computer hardware (HDD, CPU, mouse, keyboard etc to ensure functionality.
• Installing and configuring appropriate software and functions according to specifications
• Troubleshoot IP phones, switches, routers.
• Check for internet issues using LAN network tester and find solution.
• Lay CAT6 cable crimp RJ45 install i/o face plate.
• Install & repair intercom bell.
• Maintain and repair clock system, Master clock brand like simplex, sapling etc.
• Perform routine maintenance on equipment and determine when and what kind of maintenance is needed.
• Additional duties including monitoring equipment preparing, purchasing, request for materials needed; writing daily & monthly repair regarding maintenance work provided
