°Planning, managing and supervising Building FM Daily activities and
related HVAC, Electrical, Plumbing and Civil Related Works.
• Coordinating with client for daily operational activities and following
instructions and performing all the activities as per SLA/KPI's
• Coordinating with building security and soft services team for
ensure the building safety and smooth operation
• CAFM/CMMS Managing and leading the FM services with CAFM
Software (FACILIO/INFOR) including PPM, Reactive, Breakdown
Maintenance tracking, Energy Readings and Inventory handling.
• AMC CONTRACTOR MANAGEMENT: Managing and supervising the
AMC contractors including, Elevator, Fire Alarm, Central Battery
System, Fire Fighting, Low Voltage Equipment’s, Cradle-BMU, CCTV
System, Aquarium, Pest Control, Water Treatments and Analysis,
Generator maintenance, Chilled water testing, Water pipeline
inspection & ANPR System.
Sub-contractors Maintenance Planning Coordinating with sub-contractor team/Supervisor for execution
of Preventive/reactive/Breakdown Maintenance Works and Review the Service reports
• LPO Work Management: - Preparing Job request form, obtaining Quotations, Preparing Comparison
sheet, document submission for management approval. LPO Work follow-ups and Preparing work
completion report and arranging supporting documents for payment process.
• Third party Certificates Planning, organizing and maintain the third-party Tracking and certificates such
as DCD related certificates SIRA related, All the Water treatments, Elevator and BMU
• Minor Work permit Review the Tenant/owner permit request and mail and obtaining confirmation from
Management and evaluating the scope of works and approve the permits
• FITOUT WORK MANAGEMENT: Conducting thorough inspections of the fit out units to ensure that all contractors
are adhering to the PTW instructions. Reviewing that all activities and installations comply with the relevant
building standards
• Reports and Submission: Preparing and submitting weekly, Monthly Report, Technical inspection report, Incident
Report based on client request

4.MONITER AND INSPECT THE PREVENTIVE AND CORRECTIVE MAINTENANCE WORKS AS PER THE SCHEDULE

5.BE A PART OF TEAMPLAYER AS A TECHNICIAN COORDINATE WITH TECHNICIANCS

6.SUBMIT NECESSARY REPORT REQUIRED BY DUTY ENGINEER AS WELL CLIENT

7.TAKING CARE OF DAY TO DAY FACILITY OPERATIONS ACTIVITIES OF THE
ORGANISATION

8.MAINTAIN FILES, RECORDS, UTILITIES DATA, AND DOCUMENTS MANUALLY AS WELL COMPUTER

9.ABLE TO PREPARE SNAGLISTS AND TRY TO RESOLVE

10.PREPARE THE WORKORDER FOR PPM AND RM AND IT WILL BE RESOLVE ON TIME

11.COORDINATE WITH SUBCONTRACTORS FOR MAINTENANCE AND IMPLEMENTATION WORKS OF THE ORGANISATION

Monitoring and check the Air pipeline and Chiller Line systems

Check the equipments (Pumps, Motors, Valves)

Respond to problems when they occur Along the Pipeline systems

Moniter and Maintain the System pressure of Compressor room

Moniter  the Chiller Water pressure and Maintain the Water and Air Chillers

Conducted Mechanical Troubleshooting with Repair/replacement of Faulty Components

Operate and maintain the residential heating and airconditioning equipment

observe technical rules and regulations and implement technical good practices

Development of company standard SOP's and implementation of equipment

participate in energy surveys and implementation of energy projects

perform assigned plant utility monthly preventive maintanence

Maintains utility equipments in good operating condition
