Ensure the proper and efficient operation and troubleshooting of all building systems and equipment, including but not limited to, HVAC, boilers, heating system, life / safety, plumbing, and electrical including the operation of the automation system for different buildings.
Duties include, but are not limited to:
-Troubleshooting of different systems and automation troubles.
-Communicate with different trades/vendors for different projects across all my properties.
-Managed multiple projects for different buildings at the same time.
-Maintain excellent owner / tenant / stakeholders relationship.
-Reading blueprints(CAD & hard copy) to trace and locate different systems and components for troubleshooting.
-Managing the preventive maintenance for different systems as well as unscheduled maintenance .
-Managing property budget for operation and different projects .
Prepared different plans, designs, calculations, and materials’ take off in accordance with established codes and standards (ASME B31.8 and B31.3) for distribution networks (of different operating pressures / diameters) for domestic, commercial, and industrial customers.
Designed the hydraulic simulation of internal distribution network for different customers and their different needs.
Participated in project management, budget/cost preparation and feasibility studies for different pipelines and special projects.
Prepared materials’ list, 2D & 3D construction and permit drawings needed for distribution networks as well as pipelines.
Managed small projects under one million dollars.
Issued the construction drawings for open trench crossings and different permits.
Responsible for the safe operation and integrity of the network and it’s components like the cathodic protection, different facilities (PRS, valves), and metering devices.
Prepared technical reports for the integrity and health of distribution network and it’s components.
Designed the internal natural gas networks for shopping centers and industrial customers.
