HVAC Engineer (Assistant Service Manager) responsible for Residential Community & Facility Management - HVAC Service in KAUST.
The project consists of 2088 residential villas + 5500 Apartments + all related facilities (Schools, Hospital, Recreation centers, Office and administrative buildings, retail shops... etc).
The team consists of 11 Engineers (Supervisors) + 16 Foreman + 120 AC Technicians.
Responsibilities:
-Manage the HVAC team.
-Ensure excellent customer service.
-Monitor KPI of HVAC service.
-Provide guidance and technical expertise.
-Handle customer service escalations.
-Handle special paid service requests, including estimation, quotation, execution, reports, and closure.
-Logistics and Soft Services.
-Maintain spare parts inventory.
-Audit service requests in terms of planned and actual labor, material, work log, and failure modes.
- Ensure HSE compliance: specially hazardous waste disposal (refrigerant recovery).
-Training supervisors.
-Mitigation and justification of failed work orders.
-Assets management (90, 000 HVAC assets).
-DX + Chilled water systems.
Responsible for Hard Services Planned Preventive Maintenance, directly managing and leading the PPM teams for 1600 residential villas inside KAUST. Responsibilities includes:
*All Hard Services: Mechanical (HVAC), Electrical, Plumbing, Fire Detection PPM routine.
* Detailed reports of daily activities
* Achieving KPIs (95%), and insure highest profitability
* Top-notch maintenance protocol
* IBM Maximo asset management (EAM) software
* Zero-tolerance work execution
* Strictly applying Health & Safety procedures in all activities
* Dealing with Multi-National end-users in the KAUST community
* Workflow - Activity organization
* Work Orders Tracking (Detailed Task List)
* Materials / Spare parts followup
* Tools periodic check-up
* Technical initiation of projects, materials submittals, shop drawings, MEP coordination drawings, BOQ revision.
* Managing a group of engineers in different cities of the kingdom, Subcontractors monitoring, and planning. Progress and Forecast reports
* Covering all mechanical systems: Plumbing, HVAC, and Fire Fighting.
* Starting from shop drawings, then construction, testing, commissioning, and operation, all covered at the following projects:
* MOI Clinics (150) 2007-2009
* KAUST (Construction + Maintenance) 2009-2011
* Jabal Omar Development 2012-2014
* King Abdullah Project-Phase 1 2015-2017
Mechanical Engineer responsible for:
* Shop drawings, BOQ and take off.
* Materials submittals, material procurement.
* HVAC Load calculations, Plumbing sizing calculations, Fire fighting sizing.
* Coordination Drawings and sections of all services.
* Consulting the sub-contractors (KPI, Invoices, Manpower).
* Follow up of Site work, and handing over to consultant and owner representatives.

* Medina Golden Hotel.
* Jeddah Shopping malls: Andalus Mega Mall, Event Mall, Sawari Landmark, Theatro Mall Tahlia.
