Duties & Responsibilities
• Operation & maintenance of all building facilities like HVAC system, BMS, UPS Power
System, Elevator maintenance, Fire Fighting system, CCTV system, Card access
system & programming, Lighting system, DG System.
• Operation &maintenance of building facilities like HVAC System, Centrifugal Chiller
(450Ton), AHUs, Pneumatic Control System, LV & ELV system, Elevator
Maintenance.
• Carrying out PPM of floor panel boards & Panel boards re-wiring like MDB, SMDB, ELV,
ELDB for floor power distribution.
• Attend breakdown of machines.
• Carryout preventive maintenance of transformers (33KV/11KV - 12.5 MVA &
11KV/433V - 2.5-3MVA), Motor (Up to 400KW), HT-LT distribution panel, Starter.
• Scheduled and undertook periodic maintenance on all electrical installations,
components and equipment.
• High skilled trouble shooting & fault finding of panels for electronic instruments,
equipment, or systems.
• Modify, maintain, and repair electrical & electronics equipment and systems to ensure
that they function properly.
• Implement preventive maintenance program.
• Supervision of Operation & activities carried out by other subcontracts like KONE,
SCHINDLER OLAYAN, HONEYWELL, 3i Solution, AL-KHLOUD FIRE & SAFETY and
SAWARY PM services.
• Install or maintain electrical control systems, industrial automation systems, or electrical
equipment, including control circuits, variable speed drives, or programmable logic
controllers.
• Diagnose, test, or analyze the performance of electrical components, assemblies, or
systems.
• Supervision of renovation, new installation related projects in coordination with
undersign and (HO).
• To attend an emergency call and take an action at the project during off duty hour in
coordination with client and seniors.
• Reporting client through daily report and monthly report.
• Supervision of operation and maintenance activities, also for janitorial and H-keeping
and security activities in coordination with concern supervisors.
• Prepare monthly duty schedule for all staff working, implementation of duties as per
schedules.
• Daily inspection of operational equipment and general inspection of the project.
• Prepare request for material, spare parts for day to day and emergency breakdown
maintenance, get client approval, send for purchasing and follow up of the same.
• Experience in safe work practices - electrical, mechanical, chemical handling, fall
protection, LOTO.
• Knowledge of facilities infrastructure, building codes, and plant expansions.
• Recommends selection of vendors and contractors for the purchase of materials,
equipment, and supplies, and contracting of engineering consultants, workshops and
specialized technical services to improve operating efficiency.
• Respond and troubleshoot issues/interruptions related to electrical system.
• Perform electrical system upgrading and expansion projects including High and Low
Voltage Electrical systems, UPS and power quality systems.
• To lead in corporate facilities projects which influence one or

• 11/33 KV Substation having 12.5 MVA, OLTC Transformer. PETE makes Auxiliary
Transformers of 2 MVA & 1.6 MVA.
• Daily parameters monitoring of transformers (winding temp., oil temp., oil level, sound,
vibration etc)
• High current PLC base Thyrister controlled Rectiformers for electrolyzing purpose rated up
to 33.23 KVA, 440V/120 KV, 300 mA DC.
• ABB make soft starters (IMS2) for CWP (150KW) & BFP (150 KW).
• LT - HT Capacitor banks (300 KVAr).
• ABB make 33 KV SF6 Circuit Breakers up to 650 Amps. ABB make 11 KV VCB (1250 A) & 440
VCB (2500A).
• Parameters monitoring of drives in every shift (current checking in load cond., temp. of DE &
NDE side, vibration etc.)
• Electrical load calculation for power plant (Generation, Import, Export, Auxiliary
consumption). Changeover from TG to DG set (400 KVA).
• Having also the brief knowledge of shutdown maintenance of all kind of drives &
transformer.
