• Attend Resident Complaints with the Maintenance Staff.
• Train, assign maintenance schedule and evaluate the work of the maintenance staff.
• Recommend disciplinary action according to established procedures. Conduct performance appraisals.
• Perform regular site inspections.
• Supervise subordinate maintenance staff during the maintenance works.
• Call in outside contractors when needed and oversees and inspects contract work.
• Plan, schedule, select or approve, and requisition of necessary materials and equipment.
• Oversee all work in progress to ensure quality, timeliness and safety.
• Schedule preventive maintenance on a regular schedule.
• Maintain inspection and repair records.
• Maintain inventory of necessary parts and equipment.
• Attend Resident Planned and Reactive maintenance with the Maintenance team.
• Train, assign maintenance schedule and evaluate the work of the team members.
• Handling Technical Operations including HVAC, Electrical, Plumbing, FF/FA, BMS, CCTV and Civil Works.
• Prepare reports in Word and Excel for the requests received, under process and completed jobs.
• Carry out regular quality control checks.
