• Manage day to day operation of third party suppliers and coordinate their tasks in relation to all maintenance works
• Contacting and aligning with contractors to fulfill major maintenance requests and insure quality upon completion.
• Continually monitor equipment services and contractors to insure the business assets are managed.
• Responsible for execution of preventative maintenance plan and assure that its accomplishment is according to time lines
• Inspects existing facilities to ascertain their condition and prepares reports depicting the condition, deficiencies observed, designs necessary for repairs, and estimated cost of repairs
• Align with projects department during the phase of handing over new opening stores from contractors through snag list.
• Participate in generating maintenance annual budget by presenting suggestions and recommendation to facilities management.
• Monitoring Service Level Agreements, evaluating and making recommendations concerning suppliers
• Maintain records of progress, quantities, changes, delays of maintenance requests.
• Reviewing and updating maintenance requests received from stores and generate their status report.
• Generate and prepare different reports related to operation workflow
• Oversea and support a multi skilled third party maintenance team of technicians in a wide range of building maintenance disciplines (AC, Power Generation &distribution, chiller paint, HVAC/Environmental Control, Lighting, Mirrors, switchgear & Electric installation)
• Support individual technicians in the event of difficulties arising from their day to day activities and ensure all technicians adhere to Safe Working Practices.
• Inspect the quality of work on a day to day basis and ensure that drawing data and specification are adhered to carry out miscellaneous job related duties as assigned.
• Assist in the maintenance and repair of all mechanical equipment.
• Assist in operating and monitoring air compressors.
• Assist in the maintenance and repair of heat exchangers and air dryers.
• Monitor and repair or replace air regulators and all valves in air system
• Assist in the maintenance and repair of all drilling equipment and associated components.
• Assist in the operation and maintenance of sanitation system and pumps.
• Assist in the service of the hydraulic and pneumatic systems.
• Ensure territory coverage to touch all opportunities on a scheduled basis.
• Independently develop processes to obtain leads through possible sourcing opportunities, and work closely with company partners to leverage prospects/clients.
• Identify prospects where services can be sold.
• Target and obtain appointments with clients.
• Contact potential clients to assess their individual needs and demonstrate how the products can meet or exceed these needs.
• Develop and submit comprehensive proposals based on individually or team assessed needs of potential clients
Accomplish various purchasing assignments that are fairly complicated in nature. Require ability to understand materials requirements and choose from several options. Compare prices and make vendor selections or suggestions.
Arrange delivery schedules.
Prepare purchase requisitions, transportation and delivery documents and related documents or memos.
Ensure products, parts or supplies are shipped, distributed and received in an efficient manner.
Evaluate inventory on hand.
