Assigned full supervision and project management responsibilities for the following:
• Sky courts residential development, for M/s National Properties, that includes 2 Basements, 3 floors Podium that serves 6 towers of 24 floors each housing a total of 2836 apartments, equipped with swimming pools, health club, restaurants and shops. Located in the heart of Dubai land, opposite to the academic city and the Dubai silicon oasis.

• Esplanade mixed use development project of 289, 000 M2, for M/s Muzzon Holdings. Located at Al-Barsha area, and across from the Emirates Mall, the project includes 2 Basements, a 3 floors Podium that caters for 8 Towers varying from 8 to 24 floors. The development includes a 5 star Hotel, serviced hotel apts., office block, theme and specialty restaurants, a health spa and a landmark esplanade.

• Flamingo creek residential and retail development for M/s National Properties, Flamingo Creek LLC. The project comprises of 244 Villa-style apartments and town houses, conceived as a sanctuary of serenity and natural beauty amidst a unique environment of Dubai famed creek.

• Al-Barsha Office Building for M/s Deyar. The project is comprised of an office building in the heart of the business area of Al-Barsha and is of 2 basements, GF and 6 floors.

Responsibilities,
Employed on consultancy basis for Dead Sea SPA Hotel extension project of 14, 000 M2 of rooms and 12, 000 M2 public areas, and the renovation of the existing 18, 000 M2 of hotel buildings. Further, to revamp the maintenance dept. operations at the hotel.

My duties included
- Exploring the owner/operator's requirements and introduce design criteria to the consultant
- Oversee the design stages and insure that the designs confirm to all local and international codes of operation and safety standards, design fits purpose, meets with zoning commission regulations, allows for proper maintenance activities to take place, allows for future expansions and additions without major alterations, designed for optimum usage and none is redundant or not needed
- Insure costs of operation are at the minimum possible, materials used are of high quality and least maintenance requirements, and equipment used are locally supported as possible.
- Further to supervise the execution and the technical content of the project as well as the financial aspects.


Overall responsible for project organization and management, relations with the clients, the financial follow-up and budget control, project planning, implementation of quality procedures and applicable environmental procedures, control over various relations with the local authorities, and all other related tasks.


Reason for leaving: Consultancy contract duties completed.

With a team of 3 Area Maintenance Managers, 110 field staff technicians, our responsibilities included,

• Manage the day-to-day operation of the Property Maintenance Departments kingdom wide and institute effective preventive maintenance system and make regular inspection to Depots.
• Liaise with contractors and keep abreast of developments and trends within the building industry, and keep up with government, environmental, health and safety requirements.
• Exercise strict and effective control on inventories, budget, expenditure, and accountability and office procedures.
• Improve the technical expertise of the Maintenance Department staff by example and on-the-job training.
• Maximize productivity by efficient allocation of tasks related to properties and trades required based on geographical diversities.

Responsibilities,
As Director of Engineering for the Hyatt Regency Taba Heights Resort, I was responsible for the maintenance dept. function, planning, supervising engineering staff, promoting proper understanding of the maintenance function, preventive and pro-active maintenance programs.

Taking the responsibility for cost control, shop qualification to quality and safety standards, developing internal policies and procedures, conducting cost benefit reviews and providing technical guidance. Performing pre-opening activities, including preparation for the initial handing over from the contractor for all hotel systems to assure compliance with Hyatt standards of operations.


Reason for Leaving: After Sept.11 events and due to unrests at Sinai and for security reasons HYATT international staff vacated the area of Taba and I choose to return to Zahid Tractor.

I was involved also in the financial side of the planning division to insure that the work trend and progress is compliant with cash flow expected.
