Managing grounds, plants, softscape, hardscape, operations and facilities management of two female campuses of Higher Colleges of Technology with 3000 national students

Handling refurbishment, renovations, facilities improvement and campus expansion projects from the concept design, project estimation, scope preparation, tendering, tender evaluation, contractor appointment, approvals and project management until take over.

16 direct and 100+ indirect reporting, managing 20 services maintenance contracts and 15 campus vendor contracts

Estimation of maintenance and operational budgets and controlling the budget throughout the year (25 million per year approx.) and additional budgets for the special projects (5 million on an average)

Technical Committee member for several projects and maintenance public tenders within the campuses of HCT

Managing Campus Operations and Maintenance Budgets
Manages the physical plant including building, landscape, equipment, HVAC, plumbing, fire protection and electrical systems.
Ensures regulatory compliance to facility regulations and safety standards.
Manages and controls water, heat, light and power and recommends current best methods for energy conservation and economical facility operations.
Develops specifications and requirements for service contracts and administers such contracts to support building needs.
Develops a long term plan for preventative maintenance, asset protection and overseeing execution of plan.
Oversees and directs the maintenance of grounds, public spaces, classrooms, labs, property vehicles and recreational facilities.
Builds positive relationships with external customers such as local municipality, Civil Defense and vendors.
Ensures Health Safety Environment for the Students, Faculties, Staffs and other Stakeholders of the College
Performs property inspection to ensure buildings and grounds are maintained in excellent condition.
Inspects and evaluates the physical condition of facilities in order to determine the type of work required.
Recommends or arranges for additional services such as painting, repair work, renovations, and the replacement of furnishings and equipment.
Selects and orders or purchasing new equipment, supplies, and furnishings.
Manages parts and equipment inventory.

Project Management
Identify the operation necessities of the campuses and recommends the projects to the management
Develops project plans in accordance with renovation or new construction needs of the campus or the departments
Develop project plan, scope of work, drawings, bill of quantity and tender package for the project
Evaluation of the tenders technically and commercially and recommends the Contractor amongst the successful bidders
Follow up of the Purchase Order and contract.
Arrange the kick-off meeting, approval of project completion plan, review of technical submittals, building permit and authority approvals, site handover, construction progress and follow ups until completion
Contact contractors for bids and supervising construction to ensure timely completion of projects within budgetary guidelines.
Takeover of the project after de-snagging with complete as-built documents and warranties.

Maintaining Property Standards
Ensures building and equipment licenses and certifications are current.
Maintains property life safety systems (firefighting equipment, sprinkler systems and alarm systems).

Ensuring Exceptional Service
Reviews comments and feedback from students, staffs and other stakeholders to identify areas of improvement.
Shares plans with property leadership and ensuring corrective action is taken to continuously improve stakeholder satisfaction.
Strives to improve service performance.

Co-ordination between all the MEP services with all other disciplines like Architectural, Structural etc.

Follow up approvals, procurement, authority approvals, testing and commissioning etc

- Co-ordination between all the disciplines and architecture.
- Checking the constructability of the design
- Planning and monitoring the site activities to acheive the targets.
- Arranging the meetings with all the sectors involved in the project

• Review all the mechanical technical submittals, shop drawings and material submittals to ensure completeness, correctness, comply with the scope of work and requirements.
• Carry out constructability and the quality of works according to the design requirments, specification and the standards.
• Approvals of contractor’s submittals and shop drawings by incorporating the design and standards
• Review and making decisions on the Request for Information and alternations to the design submitted by the contractor by analysing the advantages and disadvantages of it.
• Ensure that all work is carried out as per approved shop drawing, method statement, quality control procedure and Inspection and Test Plan.
• Assisting the site inspectors to ensure the confirmity to the design and all the Site inspections and tests are carried out as per Inspection and Test Plan.
• Verification of the materials supplied.
• All non-conformity has been reported through Non Confirmity Report (NCR) and ensures the timely closing out.
• Liaise with the client’s representatives to ensure the compatibility of the concept of the project and progress at site.
• Attend Technical and progress meetings with the Contractor’s, Sub- Consultants, and other members of the Project Management team.
• Coordinate with the Document Controller to ensure that all Documents related to his discipline are properly controlled.
• Preparation of punch list and reviewing the Close-Out Report as submitted by Contractor.
• Review the relevant As-Build drawing as submitted by Contractor and make sure that all site conditions are properly addressed.

Position: MEP PROJECT ENGINEER
Period: 2005 - ‘07
Project: THE PALM JUMEIRAH (SHORELINE APARTMENTS)
Clients: NAKHEEL/TURNER/ACE/AKC

• Design and Development of the Systems for Pumping, Filtration, Temperature Control, Water Treatment, Lighting etc.
• Preparation of Drawings and BOQ for approvals.
• Site Execution to achieve the planned target complying the quality standards, man, machine and money.
• Liaise with the client's representative/consultants/main contractor/sub contractors to ensure that all potentials and actual requirements are met.
• Variations in the projects considering the client’s requirements and the company’s policies.
• Review and Follow up the works at sites and verify the contract compliances.
• Ensure that all the Non Conformance issues are promptly investigated and are quickly closed out.
• Ensure that the contractual quality requirements are fully communicated to all key personals.
• Distribution of the work forces to achieve the Project Plan.
• Reporting and data control of all the procedures, Reviews and Approvals.
• Commissioning and handing over procedures of the projects.

Project: ERE, TEST & COMM. OF TURBINES & BOILERS FOR PARICHHA THERMAL POWER PROJECT
Client: BHARAT HEAVY ELECTRICALS LIMITED.

• Planning of Erection Plans as per the contract and the company’s policies and procedures.
• Monitor follow-up, forecast and update the current schedule with the actual progress from data obtained during site visit.
• Analyze delays encountered on the project by determining the causes of delay. Report to General and other concerned departments.
• Perform the required Revisions for the project program if needed. Discuss with the concerned departments to fit with the requirement.
• Handle procurement activities relating to contracts and sub contracts in accordance with Company’s Procedures and Procurement department activities.
• QC reporting interaction with other departments of Company and clients to assure production schedules and deliveries are met.
• Report on the scheduling of man & material movements for all aspects of the construction.
• Co Ordination between contractors and clients managing any work interfaces and enhancements to project scope.
• Assign work to Site supervisors in accordance with Maintaining Quality Control related activities.
• Preparation of Monthly Running Account Bills.
• Preparation of Protocols and keeping the records.
• Erection of boiler HPHT piping, pressure parts, boiler ducting and structures, fuel supply piping, lagging and cladding insulation.
