General Manager for Super regional Shopping Mall.
Rejoined Al Ain Mall as requested by the owners as the Mall encountered big challenges of stores vacancies, operation and maintenance problems, low footfall and all due to wrong decisions and poor performance and negligence from previous Managements.
Protected the Mall from definite collapse and managed to let it survive and re-flourish again especially during the pandemic..
Managed all activities related to a Super Regional shopping Mall with 380+ retail partners, attracting 10 million visitors per annum. responsible for overseeing all aspects of mall management including but not limited to leasing, Marketing, tenant relations, business planning and financial management, facilities and operational management and control of all maintenance, inspection and safety functions.
Spearheaded overall Mall future Development and expansion plan phase-3, Adding 20, 000 Square meters to the existing 95, 000 Square Meters GLA. Utilizing the roof of the Mall to build the largest play area in the city with aqua park in addition to retail stores and Fine dining Restaurants with outdoor seating areas, creating a boulevard concept on the ground floor with outdoor and indoor walk, also adding 7 more screens to the existing cinema.
Key Contributions:
• Develop a structured business plan for the mall covering all key components of mall operation
• Develop sales and leasing plans to identify new clients and negotiate with prospective tenants to maximize income in line with the business plan
• Ensure proper tenant mix and zoning within the mall in line with business strategy and market demand and to achieve desired footfall
• Negotiation of leases both new and renewals across all categories including: Anchors, line units, F&B and leisure
• Develop and maintain a long-term beneficial relationship with all existing tenants and Retail Groups to ensure continued and future business• To prepare, review and adjust financial budgets, systems and processes and monitor performance against budget
• To ensure smooth and positive relationship with the tenants, suppliers and contractors
• Develop and implement approved procedures and systems across all mall functions to ensure smooth co-ordination / co-operation among various internal departments to facilitate business needs and deliver positive customer and tenant experiences
• Preparation and development of marketing and annual event plans/calendar
• Follow up on the collection of monies owed from tenants and implementation of contractual terms
• Resolves complaints and demands of tenants and work to remove the causes of the complaint and respond to their requests within the legal and contractual obligations
• Develop and upkeep the corporate mall identity - ensure adherence to corporate brand guidelines
• Take steps to improve customer services inside the mall

•Involvement in design and construction of assets in development stage:
Review plans, work with the design teams, and attend workshops to ensure the property works well both in terms of asset management and operations.
Setup of handover procedures from development and project teams.

Major Achievements
•Direct the mall expansion project from the planning stage through construction, leasing, opening. Adding 135 top brands including some high-end stores - new to the city - to the existing 200 stores.
•Rebuilt the whole system & structure of the mall’s different departments & administration procedures.
•Prepared new leases, tenant manual & fit-out criteria.

The mall was selected 8 years in a row by Dubai local TV. Channel as a designated mall for an exclusive live broadcasting program throughout the DSF. And DSS.
Initiated strong ties and high level of cooperation’s among the Mall, Offices complex & JW. Marriott Hotel (Adjacent to the Mall) all of which enabled higher traffic flow to the Mall.
Maintained a consistent business growth over a period of 10 years.

Achieved 100% occupancy with 32% more income (04-05) by increasing the GLA. Adding kiosks, counters, incubator tenants, promotional areas, leasing unusual spaces, & in-house special services. Reduced expenses by 22% through implementing energy saving programs, getting sponsors for most promotional campaigns, involving the tenants in Mall’s activities, professional services & maintenance procedures.
Established very good relations with local, national, and international Malls & retail chains. Strong contacts with various governmental departments.
The major task is to enhance the value of the shopping centre & meet the landlord objectives.
