* Handling sale admin formalities to support sales team with their deals to insure the right process and regulations of the deal and to secure company portfolio with their clients.
* To manage finance, legal, contracts, marketing matters and insure that Dubai land department rules and regulations are applied on each step.
* Handling client complaints and inquires to reach to a proper settlement when needed.
* Handling contracts department
* Handling property termination procedures with Dubai land department
* Managing escrow account with RERA and insure a smooth process of withdraws and deposits.
* Handling and managing Bank requests in perspective of Escrow account in Dubai Land Department
* Coordinate with legal department in regards to court cases and support them with all requirements.
* Handling master developer requests and ensure a smooth process of applied requests.
* Handling relationship management with the bank who is offering the finance offers of our clients.
* Registration of company assets at Dubai land department
* Surveyor followups and coordination with engineering department to.provide all requirements to register the project details at Dubai land department (OQOOD & DSR system)
* Solving and proposing IT system modification when needed for a easier process of our portfolio on Oqood system.
• Follow-up with RERA for registration of projects; register and sub-divide plots with Land departments for the same
• Manage and initiate registration of financed properties with Dubai Land department and Developers.
• Co-ordinate with key stakeholders for business development, disbursement, customer service, etc., on all issues raised out of Transfers or Registration of properties
• Attend to and resolve all issues with the Land department, Developers and Banks for Property Registration / Cancellation, Mortgaging, Transfers, etc.
• Follow-up on the registration process of foreclosure cases as well as issuance of Title deeds and affection plans ensuring receipt of Title deeds from the Land department
• Co-ordinate with Developers and the Land department in initiating the process of registration of financed assets for plots as well as properties.
• Prepare and draft English / Arabic letters to different government departments and Developers
• Prepare monthly reports on status of property transfers, contracts and Title deeds for Management review; ensure all land transfers are performed as per Rules & Regulations
• Emphasize on improving customer service record and intervene during issues / concerns ensuring all transactions run smoothly
• Facilitate customer oriented operations ensuring customer satisfaction by achieving delivery & service quality norms
• Interact with key stake holders like Business Development, Disbursement & Customer service on any issues arising out of Transfers or Registration of the properties.
• Maintain relationships with Developers and Regional investors for smooth completion of operations activities.
• Managing and initiating the registration of the financed properties with Dubai Land Department and developers in Dubai, Sharjah, RAK or Abu Dhabi.
• Resolve any issues faced through Land department/Developers and Banks for Property Registration/ Cancellation, Mortgaging and Transfers.
• Represent and sign on behalf of the company for the sale of assets owned by Tamweel PJSC.
• Initiate the process of registration of financed assets in coordination with Developers and Land department for the plots and properties (off plan and completed).
• Worked on the consolidation process with developers and ensured all Sharia and Legal aspects are covered while canceling the unit purchase with the Developer.
• Prepare monthly reports on status of property transfers, contracts & Title deeds for Management review.
• Ensure that the transfers at the Lands department are performed as per the Rules & Regulations of the Land Department and follow up for issuance of Title Deeds and affection plans.
• Preparing and drafting English/Arabic letters to the different government departments and developers.
• Interact with regional investors for signing Purchase Sale Agreement.
• Follow up to expedite the registration process of foreclosure cases and insure of receiving the Title deeds from land department with the coordination of the developer.
• Clearing the customer’s liabilities with the other banks (External Buyout) and transferring their loans to Tamweel PJSC.
• Attend meetings and gather the required information and solve the company pending issues.
• Follow up for the payments issues and the Reconciliations with developers.
• Applying property/plots valuation with the Land Department.
