Key Result Areas:
As a Project Lead from the Project Management Team managed to the deliver the specialized hotel project through following key responsibilities:
Provided on-site leadership for the project team by building and motivating team members to meet project goals, adhering to their responsibilities and project milestones
Developed a high performing team which focused on quality, safety, cost and time and delivered the project successfully
Provided on-site leadership and directions to the team in management of contractors/design consultants
Managed the day to day project activities and resources and chaired the project management team meetings
Generated progress status reports regarding project milestones, deliverable, dependencies, risks and issues and further communicated to all stake holders
Worked closely with site-based planning team and managed adequate resources to achieve project objectives in planned timeframes
Reviewed Baseline Schedule, Tender Event Schedule & Procurement schedule on weekly basis and monitored the deliverable
Established and managed a process of design/tender/contract review and ensure timely delivery of design/drawings and vendor/contractors’ mobilization to meet with the agreed time line as per base line project schedule
Coordinated with client’s commercial team on certain cost overrun and extra items and recorded and obtained the approvals
Delivered appropriate and effective executive level communication
Managed the project as a site based Clients’ Representative by identifying the core issues and addressing them in the right manner for timely delivery of the project
As required, provided on site representation during all construction related activities
Developed and closely monitored schedules for the project construction phase
Worked closely with the head office based procurement team for the timely delivery of the Furniture, Fixtures and Equipment (FF&E) and long lead items, coordinated for Purchase orders, FF&E tracking, installation, punch list closeout etc
Assisted owners in determining the amounts due to any contractor for the work performed on the project and reviewing change orders or construction change directives for the Project
Identified the outstanding activity at the project and worked closely with the QS/Contracts team in preparing the tender and the appointment of contractors
Ensuring that project objectives are delivered and lead the multi disciplinary Project Management Team on behalf of the Project Owners
Ensuring the quality and timeliness of service delivery in full efficient and effective manner in all technical and contractual manner and ultimately responsible for the administration of all the contracts
Ensuring that the project management team is adequately and appropriately resourced and creating right environment for delivery and directing actions and providing to the site based project team
Appointment of Contractors in compliance with all the technical and commercial parameters
Creating a positive and proactive approach that drives the whole of the project management team, as well as, the contractors and consultants
Ensuring issues related to projects are identified and appropriately addressed and monitoring issues to identify problems which could impact the project
Co-ordination with consultants for timely delivery of the designs and resolution of design issues
Ensuring proper and adequate communication amongst the project management team and all other stakeholder
Conduct project status review meetings for evaluating project progress & de-bottlenecking
Representing the owner with following key responsibilities
•Site based Construction Project Management which included day to day management of construction activities through various subcontractors like MEP, Civil & Interior
•Plan, Schedule, Monitor & Supervisor subcontractor’s work through in house supervision team
•Cost, time and quality control and contracts management
•Co-ordinate and follow-up for the Design Management
•Product, Mockup and Specifications Approval Management
•Identify the complete scope of work, area wise and trade wise, prepare the technical specification through the contract team and invite various proposal for the pending work, negotiate and finalize the contract after approval from the management

Projects: 3 Star Hotel Construction Projects across UAE
Responsibilities: Representing the owner and manage various ongoing hotel projects and facilities at the operational hotels with following key responsibilities:
❖ Project Management Role: Manage various ongoing hotel projects from conception to completion by demonstrating following
• Establish clear process for managing projects to agreed timescales and cost with milestone programs in place
• Appointment of Main Consultant on formal contracts.
• Establish effective ways of working with Main Consultant and contractor
• Regular review meetings with records kept
• Establish contact with each Municipality to gain understanding of approvals process
❖ Facilities Management Role: Manage facilities at operational hotels through following process
• Take over the project from main contractor after completion by establishing a clear process of handover-takeover.
• Set a planned preventive maintenance system
• Establish a fulltime in house maintenance team
• Finalize all outsourced maintenance contracts for specialized work like Elevator, Swimming pool, Water Sample Analysis, MEP, CCTV, Fire Protection System etc through a proper negotiation process
• Preparing Maintenance Contract, Purchase order and drafting detailed scope of work and time schedule complying local legislation
• Keep an update on prevailing legislation by local governing authority like Dubai Municipality, Civil Defense, DTCM, Dubai Police etc. related to Facility Management, Fire and safety, tourism etc
Projects: 3 Star Hotel Construction Projects across India
Responsibilities: Head of the project representing the client with following key responsibilities
• Project specific duties like design, schedule, contracts and site management
• Product, Mockup and Specifications Approval Management
• Appoint various consultants and contractors
Projects: Construction of Grand Hyatt Doha (a 5 -Star Hotel with 250 Rooms with specialized finishes)
Responsibilities: Project in charge representing the main contractor with following key responsibilities
• Handle construction project independently
• Coordinate with Supervision and Project Management consultants for timely delivery of design and approval
• Negotiate with sub contractors and finalize their specification and rates
• Monitor the project to achieve deadlines
• Implement safety and quality standards
Projects: Construction of Ski Dubai at Mall of Emirates, Dubai
Responsibilities: Independently handling section of the project like substation, plant room & food court etc. with following responsibilities
• Resources planning and management
• Progress monitor at regular interval with the project program and meet the dead lines
Projects: Buildings Construction, Building Repair & Restoration, House Renovation & Refurbishment, Specialized Interior Works and Waterproofing
Responsibilities: Owned the entire set-up and Independently managing the business with following role & responsibilities
• Market Survey, Tendering / Bidding, Negotiations etc
Position: Started the career from a Site Engineer and progressed up to a Project Engineer
Projects: Residential building construction work in India and Villa Construction & ARAMCO refinery maintenance work in Saudi Arabia
