PROPERTY VALUATION AND PROJECT FEASIBILITY STUDY
➢ Property inspection and feedback for Valuation purpose
➢ Valuation of Landed properties and preparation of valuation reports.
➢ Preparation of Project Feasibility Reports.
➢ Assist Management with the daily operations of the Valuation Department
➢ Marketing of Building Hardware Material to the East
African Market (Classic Brand)
➢ Sourcing for New Markets for Classic Products Viz Engineering
Steel, Blind rivets, Nylon Plugs, Steel Nails etc
➢ Manage and monitor the daily operations of the department and feedback.
➢ Preparation of reports and progress of the business
➢ Management of the Day to Day Business of the Company.
➢ Market Kenya various Export products eg. Timber products,
Fresh Products to the Saudi Market.
➢ Analyze Market treads through research and advise management on business viability and Trends.
➢ Preparation of reports on Trading.
➢ Direct supervision of the Contractor on site to Execute works as per the Building Specifications and Standards. VIZ Materials are of correct Specification, Quality, Sound workmanship, Staff Safety and Welfare.
➢ Preparation of weekly, Monthly and Progress report for the Architect,
Quantify Additions, Omission, Subtractions for the project.
➢ Preparation of valuation report for project Quantity surveyor.
Relevant reports to Structural, Mechanical and Electrical Engineers.
➢ Valuation on new works, continuing works, omissions, alterations.and additions on works.
➢ Overall management of the construction of 14 No. housing
unit for primary hospital Rakops.
➢ Interpretation of structural drawings, bill of quantities,
specification, Develop and Manage contract programs for project execution.
➢ Preparation of progress reports, interim certificates and valuation reports.
➢ Quantification of alterations, additions, omissions of works.
➢ Project Management. Ensure Site Safety and Walfare
➢ Coordination, Monitoring and Management of Recruitment Department as well as the Car hire Department.
➢ Identification of marketing, Advertising and promotional needs and to undertake them in accordance to budgets approved.
➢ Short listing, Matching and selection of staff for international
Placements.
➢ Collection of revenues, document preparation for Visa application and Air ticketing.
➢ Handle sound public relation activities with Government offices
Embassies, professional bodies, Clients, Employers and Employees e.t.c
➢ Property Managed include View Park Towers 20 Storeys & Hazina Towers 19 Storeys
➢ Management and Marketing of a commercial elements within the towers.
➢ Preparation and Presentation of Weekly, Monthly and Quarterly reports on the property performance. this includes rent collection, Litigation's issues, building services etc.
➢ Daily Management of the Property Department e.t.c.
➢ Management of the Service Charge Account.
➢ Liase with Directors to maintain and develop the company's Corporate Plan.
➢ Carry out research affecting Property Markets, interpret, and recommend trends for higher yields and better revenue collection.
➢ Preparation of Drawings and Bill of Quantities for repair works for tendering.
➢ Management of the contracts for building services i.e Lifts, Air Conditioning, Fire fighting, Drainage submersible pumps etc
Property Managed - THE MALL in Westlands Nairobi.
➢ Letting, Allocation of space & Selection of tenant to compliment the mix.
➢ Negotiation and preparation of Leases .
➢ Preparation of Maintenance and Marketing budgets.
➢ Liaise with Company consulting Architect and QS for Mall Refurbishment Project
➢ Property Maintenance - monitor minor and major repairs, re-decoration works etc,
➢ Supervision of partitions & shop fittings to conform to the required mall standards.
➢ Assist Marketing department in the Marketing of the Mall as a Shopping destination and as an Ideal location for Business
➢ Maintenance Management of 5 Commercial Building and 10 Residential Properties.
➢ Liaise with Tenants, Company Directors, Investment Manager,
Legal Department, Human resource and Personnel Management Department for the smooth running of the company's property department.
➢ Management of the duties and responsibilities of the Maintenance team I.e in-house Electrician,
Carpenter, Plumber, Painters and Mason. (7 staff)
➢ Management of in-house cleaning and security team for Pioneer owned Properties. Number of Staff total approximately 70 in Number.
➢ Preparation of the Maintenance Departments Budgets, and Accountability of Petty cash and Service charge Account.
➢ Project Appraisal, preparation of Drawings, Billing, Costing, evaluating, executing of renovation works, new works and accountability. using Contractors for Projects
➢ Project audit - to undertake inhouse or subcontract
➢ To Assist the Quantity Surveyor with quantities while tendering.
➢ Quantity Alteration, Omissions, Additions etc
➢ Supervision of site related works from inception to completion.
➢ Preparation of project progress reports
➢ Preparation of Architectural sketch plans, Bills of Quantities for
any prospective Contractual Works.
➢ Supervision of casual skilled and semi skilled maintenance staff for the Hospital Maintenance Department.
➢ To carry out maintenance inspections and feedback
➢ To Allocate and supervise construction duties as required to both Skilled and unskilled casual personnel.
➢ Liaise with the senior superintendent building, Superintendent Building on supervision and execution of various projects, repairs and refurbishing to masonry, carpentry, mechanical and plumbing works.
➢ Involved directly in the general construction works. Plumbing, Carpentry, Masonry, laying of electrical conduits and
Structural steel works.
