• Study the project scope of works, Client requirements, preparing comparison report between tender documents and IFC documents in terms of materials quantities, specification and scope of work to claim any variations in project objectives.
• Reviewing of Design & making shop drawings for HVAC, Water supply &Plumbing systems, preparing technical submittal, assisting the engineering department to produce method statements, risk assessments etc., site liaison.
• Coordinating, scheduling, and managing the MEP trades with project team and their associated subcontractors to ensure successful completion of all MEP trade work.
• Take overall responsibility for the performance and quality control of all MEP trades.
• Ensure all technical aspects of the projects are strictly complied with and in conformity with Conditions of Contract, Particular Specifications, General Specifications, Contract Drawings & BOQ.
• Manage and lead MEP subcontractors from contract award through project close out.
• Procurement of long lead Materials, and other related activities with Project Manager and Field Staff.
• Participate in the cost review and change order process as it relates to the MEP trades. Assists the Project Manager as necessary in estimating change orders.
• Monitoring project budgets and schedule and overseeing performance to ensure on time, quality and on budget project execution.
• Attending regular meetings (on work progress, coordination, design, etc.) with Sub- Contractors and Consultant to discuss key issues related to the project and take effective corrective actions.
• Accurately measuring MEP works completed on site for periodic billing and advise variations if any.
• Ensure that the health and safety requirements are provided and that they comply with the authority’s regulations.
• Prepare program master schedule, critical path analysis, status reports, including interfaces and risks analysis.
• Ensure program policies and procedures are implemented accordingly, develop action and recovery plans to support program delivery on time.
• Establish and monitor program and project controls KPI's.
• Monitors the installation and start-up of MEP systems and commissioning of project with Engineer, authorities & Owner.
• Manage the close out process for the MEP trades, Coordinate and manage the owner training process.
• Reviewing & Crosscheck MEP shop drawings, MEP Design Calculations, MEP Coordination drawings with all trades, MEP technical Submittals and Method of statements prior issuing to consultant.
• Review and Crosscheck the Authenticity and base of Request for Information Generated by the MEP Subcontractors.
• Solve the MEP Technical Matters within the limits of Design made by the Design Consultants.
• Ensure that Materials/Installations of MEP Works are in line with Approved MEP Shop Drawings and Approved Technical Submittals.
• Actively managing the QA/QC project requirement with the related discipline, attending the MEP Site Inspections.
• Assisting project team in site related issues, risk assessments, site liaison and site co-ordination and monitoring site works through Sub-ordinates & Sub-contractors.
• Assisting the Planner in the assessment of contractor schedules and other planning matters (EDT, procurement, production)
• Ensure the Progress of Works is in line with the Approved Schedule of works.
• Keeping the records of material and manpower mobilization.
• Attending project progress meetings and co-ordination meeting with the employer as well main contractor.
• Review the invoices submitted by Sub Contractors and approve the amount of actual work done at Site.
• Assisting Quantity Surveyor in the assessment of contractor's claims for variation to contract.
• Preparing weekly / monthly reports, cost saving and variation claims.
• Conducting site visits and preparing reports of site progress, critical matters and delays to higher management.
• Preparing cost analysis for any additional works.
• Reporting to the Project Manager/ Operation Manager.

• Co-ordination with Main Contractors and Consultants if any Queries. As well on-site co-ordination of MEP Services including Internal Coordination to ensure timeliness and quality of all the design deliverables on a capital project.
• Preparing of detailed BOQS of project in the field. Able to plane production and distribution of site construction resources histograms, progress and productivity reports, man hour trends etc.
• Initiating/ enquiring/ RFQ packages and preparing, reviewing and finalizing technical and commercial bid analysis with the project requirements.
• Prepare price comparison among suppliers and make recommendations, prepare detailed estimates on manpower and construction equipment’s to be utilized.
• Implement Procurement Process to prequalify the Vendors / Sub- Contractors for different types of projects.
• Technical & procurement support to site team as project coordinator from site, preparing claims when and as required, Preparing management reports on tenders as well as projects.
• Attending internal project meetings with the client, consultant & Main contractor to review the progress of project and quality checks.
• Preparing monthly billing according to monthly progress of installations of services.
• Preparation of Operation and Maintenance Manuals.

• Raise technical query for any conflict information within the project technical document.
• Advise on construction methodologies in coordination with other disciplines/contractors/ subcontractors prior to construction.
• Allocating the man power according to the site activities, work priorities and take personal responsibility for plant room to carry all works as per projects standards and specifications.
• To supervise the construction in terms of proper method, material reservation and optimum output of labor.
• To execute the works according to the latest approved revision of drawings and /or instruction of authorized authorities.
• Monitoring of Subcontractor’s performance, follow up of progress planning and arranging all its requirements.
• To ensure that the construction team is working to approved latest and approved construction issue drawings.
• To ensure that the construction issue drawings fully reflect the scope of works and requirements of the contract.
• To review the technical submittal of materials and ensure its compliance with project.
• To ensure that any variations and instructions received from the client are incorporated into the latest construction issue drawings and auctioned by the construction team.
• To ensure the Operations & Maintenance manuals as well as handover documents are in line with Contract Specification and requirements.
• Analyzing and resolving field problems, Reporting to management.
• Materials take off from contract drawings, Materials requisition.
• Committed to HSE requirements and all applicable legislations and contractual requirements affecting the HSE activities at project site and administrative offices.

• Carrying out pre testing and commissioning works with nominated third party.
• Handling integrated facilities management contracts and ensure to achieve / exceed customer satisfaction in service delivery.
• Conduct engineering, feasibility and economics studies and prepare reports on finding develops standard for sites and properties, investigates new ME design concept and technical development of systems which are applicable to engineering problem.
• Review plans and specification according to plan, manages & oversee the work of subordinate staff contact architects or Engineer.
• Supervises periodic maintenance, servicing and inspection of equipment including central air conditioning, centrifugal and absorption chillers, heating and ventilation systems, plumbing fixtures, sewage systems, electrical fixtures and circuitry, pumps, motors, elevators, related instruments and controls. Set ups the planned maintenance program and schedules for all properties of the company.
• Establishes corrective and emergency maintenance procedures, periodic report on maintenance of various properties and projects.
• Resource planning (manpower, material/replacement spares, subcontracted specialized services etc.) for the contracts assigned.
• Responsible for takeover and handover of the FM Contracts, ensure correct procedures & software are used for all procurement activities to source suppliers
• Preparing and submission of monthly, annual reports for the contracts assigned • Submission of invoices on time and obtain client acknowledgement.
• Conducting site surveys, preparing Assets condition reports and proposing standard modifications to the clients.
• Implement all HSE policy, Safe Operating Procedures, and Safe Work Instructions (toolbox talk) - thus preventing potential incidents at all times, close out of HSE Action taken Reports, NCR’s.
• Ensure the team possess appropriate tools and tackles, spare parts and consumables, calibration of tools and tackles.
• Track contract progress and ensure agreed SLA’s and KPI’s are met.
• Develop and recommend improvement plan for the property/ community
• Providing regular reporting to Operation Manager & Chief Executive Officer.
• Installation work to be executed as per the approved shop drawings/material and also used the approved method statement and complying with local authority regulations..
• Execution of works to follow approved QA/QC procedures, Method statements & HSE procedures.
• Site installation works are to be inspected and approved by the consultant as out lined in our Project quality Plan in coordination with QA/QC engineers at site.
• Coordinate with the subcontractors work.
• Reporting directly to Mechanical Construction and Design Manager for work progress, deficiencies, and for any changes with regards to all the Design, & Construction aspects of the project.
• Preparation of Material Submittals with Catalogues and sample for Consultant’s approval and ensuring that the proposed materials were as per the contract’s specification.
• Prepared WIR for mechanical works done and submit to the consultant for inspection.
• Implementation and supervision of mechanical equipment’s installation as per approved shop drawings such as Air Cooled Chillers, Primary & Secondary chilled water pumps, AHU, FCU, Fans including piping and Ducting.
• Handled sub-contractors, foremen, supervisors, and direct manpower to carry out site preparations & implementations for mechanical works at site.
• Procurement of Material to site and maintaining daily progress report.
• To inspect as per the Contract specification, drawing and design criteria of all mechanical services including Traction Passenger Elevators (capacity- 630 kg each).
• Calculation of heat load of various buildings.
• Static Pressure Calculation of AHU, FCU, Exhaust fan, fresh Air fan for the selection of blowers.
• Air distribution and duct designing, Pipe sizing, Pump head and system volume calculation.
• To update the work progress report and highlight and sort out problem if there is any, to the client or their representative.
• To ensure proper co-ordination of all services and to make sure the specified material is being used.
• Monitoring progress as per schedule, ensuring that work gets completed within the stipulated time.
• Attending weekly progress and quality meetings with client, Main contractor’s and Sub contractor’s representatives regarding work progress, workmanship, quality checking, co-ordination and safety of men, material and machinery.
• To witness Testing and Commissioning done by the contractor according to approved checklist/ methodology.
• Checking & Certifying Monthly Progressive payments for MEP and Elevators work of the project.
