• Review and Sign as accepted on all MEP drawings and layouts for Anchor Shops, Line Shops, and Food & Beverages Shops before the final fit-out construction takes place.
• Monitor and inspect the fit-out construction on each shop to ensure proper materials and safety procedures are being carried out as per Municipality and Mall Standards.
• Monitor and follow up completion of reactive works and PPM Job cards received from Helpdesk and Concept 500.
• Monitor and follow up the implementation of AMC’s scope of work for the following Specialist Service Provider:
o FF/FA System and Central Battery System
o Kitchen Hood and Exhaust Duct Cleaning / High Pressure water Jetting
o CCTV / BMS / CBS / PA and Sound System / Lighting Control System
o Elevators / Escalators / Travelators / Sliding Doors
o Water Treatment System / Microbiological Testing
o Chillers / Water Tanks Cleaning
o Pest control treatment
• Preparation of Monthly Reports including:
o Corrective and preventive maintenance summary
o Financial report
o Energy management report
o Staff hours utilization report
o Health and safety audit update report
• Conducts staff safety training using Tool Box Talk Guide and HSEEQ Policy.
• Collection, review, negotiates and approval of quotations for any additional MEP works.
• Generally responsible in the over-all supervision of the operations, repair, servicing and maintenance of all electrical and mechanical equipment used in air conditioning, generator sets, plumbing, sanitary, fire fighting equipment, and building facilities.
• Supervise and coordinate with the sub-contractor for the monthly service and preventive maintenance of facilities and equipments (e.g. generator set, fire pump set, fire alarm system, fire extinguishers, elevators, cradles, car barriers, CCTV’s and pest control).
• Supervise timely completion of all facilities projects including but not limited to relocation, reconfiguration of offices, installation of new equipments and all other requirements of the building as per municipality standards.
• Responsible in planning and scheduling of annual preventive maintenance program for electrical rooms, water transfer pump, booster pumps, sum pit pump, chillers, chiller pumps, and other equipments.
• Perform inventory control, ordering, and purchasing. Negotiate agreements with suppliers and ensure all deliveries are accurate and on time.
• Initiate cost reduction scheme to cut down waste of electricity, water, and operational supplies.
• Develop and implement quality procedures and work instructions to maintain quality of workmanship.
• Responsible in controlling documents pertaining to monthly schedules, daily accomplishments and service reports done by the in-house technicians and specialist service contractors.
