Spearheading all property management aspects for a portfolio with 6OK+
residential and commercial units, including villas, flats, offices, showrooms, and
warehouses assisted by the team comprising of Property Coordinators, Leasing
Officers, and Government Contracts Follow up teams. Preparing annual
budgets for the properties and reviewing the same every quarter. Full sales
responsibility of bank delinquent properties. Leading the hand-over of
properties to ADCP from the Commercial Building departments.
Providing end-to-end Property Management Services and securing new
business opportunities by signing new agreements with Landlords to take over
their properties. Managing the Government Contracts team in ensuring timely
renewal of tenancy contracts with the government and oil companies and
payment collections on time. Cultivating cordial relationships with DSSCB and
preparing and reviewing monthly reports. Ensuring the timely release of
buildings to the Landlords as per company processes and SOPs. Partnering with
Certified Evaluators by evaluating properties and with the concerned team to
follow up on legal cases related to the portfolio.

• Served as at Al Raha Beach (2012-16); also managed
leasing activities for 1100 units at Al Munnera and Al Zeina branches.
• Handling new properties as well as high-profile portfolios from all
perspectives.
• Thoroughly reviewing, finalizing, and signing property agreements with
Landlords and tenant lease agreements.
• Providing leadership to Leasing team in updating key clients about
expected vacant units, waiting lists, and ensuring full occupancy of the
managed units.
• Ensuring collection and maintenance of all required documents from the
tenants and renewal of tenancy contracts by the Rental Officers team in
line with the companys procedures.
◦ Nurturing and maintaining relations between the Facility Management and
Property Management departments to ensure quality tenant services and
prompt resolution of actions.
◦ Reviewing market inputs periodically, which led to enhancing the companys
price list to meet market prices.

Team Management | Agreements Leasing
Steered all branch activities with a portfolio of 300+ properties consisting of
more than 3500 residential and commercial units, including villas, flats, offic es,
showrooms, and warehouses (part of these properties financed by Dubai
Islamic Bank). Maintained strong relations with real estate finance of DIB by
evaluating properties received from their Engineering department to
manage/update the real estate Finance team with expected payments for the
Landlords. Prepared and shared reports with the management on the status of
properties, return cheques, branch achievements, etc.
Guided the Leasing team to ensure full occupancy of the managed units by
updating key clients of expected vacant units as per the waiting list. Led the
Property Consultants team in following up on all portfolio-related issues, suc h
as sending increasing rent letters within the timeframes, renewal reminder
notices to tenants, expired tenancy contracts, etc., and ensured the renewal of
all contracts on time. Ensured the Archive team updated documents regularly
and properly maintained them. Nurtured relationships with corporate clients
and Landlords by visiting them regularly.

Property Leasing Contracts Management Documentation MIS Reports
Liaising Payments Collection Registration
Led all property leasing and contract-related activities with tenants and
customers and collected dues, including rent amounts and deposits from
existing and new clients. Ensured the team met all financial goals & objectives
and kept the departments records accurate and updated. Prepared and
negotiated contracts, leases, and other real property legal documents for the
company with customers in the country, including Oil & Gas, Embassies,
Etisalat, Government, etc. Partnered with the Finance department on matters
related to payments, which included a reconciliation of rent balance, delays,
and return cheques and reported the same to the management for further
action. Prepared reports on cash collected, PDC received, cheques returned,
outstanding rent dues, uncollected dues, occupancy rates, etc.
